5 Major Retail Projects Coming to Town Center

In a few months, the area around St. Johns Town Center will radically change. Here's a brief look at five major retail developments coming soon to Gate and Town Center Parkways.
Town Center Promenade

Currently under construction, Core Property Capital's Town Center Promenade is the first of several major retail developments anticipated to pop up around St. Johns Town Center over the next 12-24 months. This 30-acre mixed-use development will include 100,000 square feet of restaurant and retail space, 350 multi-family units and 150 hotel rooms. Anticipated for delivery in spring 2017, announced tenants includ Red Robin Gourmet Burgers, Texas de Brazil, Piada Italian Street Food, Newk's Eatery, Starbucks and Aldi. Town Center Promenade will be located on Town Center Parkway between Midtown Parkway and Brightman Boulevard, across the street from St. Johns Town Center.





The Strand at Town Center

The Strand at Town Center will be a high-end project developed by Preferred Growth Properties, a subsidiary of Books-A-Million. This 45-acre mixed-use development will stretch along Town Center Parkway from Gate Parkway to the St. Johns Town Center, when complete in summer 2017. At build-out, it could include up 500,000 square feet of retail and commercial space, 100,000 square feet of office space, 400 hotel rooms and 500 multifamily residential units. Tenants announced include Hobby Lobby, Firebird's Wood Fired Grill and Cheddar's Scratch Kitchen restaurant. Houston-based Stanmore Parnters also plans to construct a 347-unit apartment community at The Strand, called Ravella at Town Center Apartment Homes. To accommodate increasing traffic congestion, Preferred Growth Properties intends to add turn lanes, access points and a trail for pedestrians and cyclist along portions of Gate Parkway and Town Center Parkway.





The Crossing at Town Center

In addition to the Strand, Preferred Growth Properties also plans to build The Crossing at Town Center by summer 2017. This 9.3-acre development, comprised of retail outparcels from 1.31 to 2.16 acres, would be located west of the Gate Parkway and Town Center Parkway intersection. Wawa, a popular East Coast convenience store/gas station chain, plans to open a 6,119 location at The Crossing, just north of Bono's BBQ.





IKEA Jacksonville

This year Sweden-based IKEA plans to begin construction on its fifth home-furnishing store in Florida and first in Jacksonville. The 294,000-square-foot store will be located adjacent to I-295 East Beltway at 7801 Gate Parkway. Its 25-acre site will allow for additional future expansion to 335,000 square-feet. The store will also include a supervised children's play area and a restaurant. 250 jobs are expected to be created when the massive retailer opens its doors in fall 2017.









Mill Dam Branch

Out of the projects highlighted in this article, Mill Dam Branch may take the longest to develop and end up as the most impressive. Anticipated to be completed in phases over six to eight years, this Houson,TX-based Hines Global project could comprise a mix of residences, stores, restaurants, services, a hotel, offices and parks and green space. Being promoted as "a market-defining community", walkability, ample green space and a centralized lake will be major elements of the 105-acre infill site at the southwest quadrant of I-295 East Beltway and Butler Boulevard. A main element throughout, Gardner said, was walkability so residents, employees and visitors could make their way through the community without having to drive.
