Urban Construction Update - October 2015
Major construction projects have returned to the landscape of Jacksonville's urban core. Find out where (and more) as we take a brief look at the status of various developments under construction in and around Downtown Jacksonville during the month of October 2015.
Downtown
1. Spliff's Gastropub
Spliff’s Gastropub, a comfort-food inspired restaurant and bar, is set to open this fall at 15 N. Ocean St.
The 35-seat, 1,200-square-foot restaurant will offer bold flavors to the Downtown dining landscape. With a commitment to quality, Spliff’s Gastropub has partnered with Chef Daniel Johnson from San Diego, to help design and execute the menu. The classically trained chef will offer a new variation on Southern comfort food. Some of the unique offerings include a house mac-n-cheese with more than 20 flavors, baked chicken wings and a West Coast style tri-tip roast beef. The menu aims to have a little something for everyone. The bar will feature a wall of rotating taps of craft and local beers as well as a robust mix of international wines and sakes.
In addition to dining in and takeout, Spliff’s Gastropub will be available for private events and catering. Hours of operation will be Monday through Thursday 11a.m.-2a.m., Friday 11a.m.-3a.m., & Saturday 6p.m.-3a.m.

2.JTA Flyer Downtown Bus Rapid Transit Corridor
In the Northbank, Broad and Jefferson Streets, between West Bay and State Streets, are being reconstructed as a part of the JTA Flyer Bus Rapid Transit (BRT) project. In the Southbank, Kings Avenue is being reconfigured to accommodate the JTA Flyer BRT system. When complete, these corridors will include dedicated bus lanes for new high frequency bus routes (10-15 minute headways) connecting downtown with The Avenues, Regency Square, Orange Park Mall, and the Walmart at Lem Turner and I-295.
3. Beaver Street Villas
LaVilla's long closed New Center Hotel at 605 North Broad Street is being renovated by nearby Clara White Mission into street level offices and 16 upper level apartment units.

4. Folk Food
The Folkfood food truck will open a new brick and mortar location just a few doors down from Hemming Plaza at 219 N. Hogan Street. Folkfood will be bringing their menu to the former Skyway Café location. In addition, they'll be changing the name and getting a beer and wine license.

5. Levels
Former New York Jets wide receiver Laveranues Coles Jr.'s plans to convert 323-325 East Bay Street into a three-story restaurant called Levels. Described as an "upscale and grown venue," each floor will feature a bar and stage for live music. However, renovation work appears to have ceased.
6. Sweet Pete's Expansion
CNBC's "The Profit" Marcus Lemonis has 424 North Hogan Street under contract for the expansion of Sweet Pete’s Candy and The Candy Apple Café & Cocktails.Plans call for the former Federal Reserve Bank of Atlanta to be utilized for classroom, retail, and private event space for Sweet Pete’s and The Candy Apple Café. Renovations are anticipated to begin immediately following the closing of the purchase agreements.

7. Unity Plaza Hotel Site
NAI Hallmark Partner's demolition of an existing building at the intersection of Magnolia and Forest Streets continues. A $23 million, 150-room wellness-focused hotel has been proposed for this site.
8. Upstairs at Da Real Ting
Upstairs at Da Real Ting is coming soon to 128-2 West Adams Street.
9. Sbraga & Company and Hobnob Restaurant
Work continues on two new restaurants in Unity Plaza. Philadelphia-based award-winning celebrity chef Kevin Sbraga, plans to open the 6,650-square-foot Sbraga & Company on November 14, 2015. The space will include a restaurant, private dining, lounge, bar and raw bar as well as terrace dining. The owners of the Candy Apple Cafe & Cocktails are expected to open Hobnob in late November 2015.

10. 112 East Adams Street
Tenant improvements are being made at 112 East Adams Street. The space was once occupied by the Poppy Loves Smoke cigar bar.
11. Brooklyn Station
Construction continues on retail tenant buildouts at Brooklyn Station. With Corner Bakery Cafe, Burger Fi and Zoes Kitchen now open, future tenants include Burrito Gallery and The Hyppo Gourmet Ice Pops.

12. Jacksonville Regional Transportation Center
Construction continues on the JTA's Jacksonville Regional Transit Center (JRTC) at the Skyway's Convention Center station. Platforms for the JTA Flyer bus rapid transit system and local buses are being constructed around the Skyway.
13. Laura Apartments
Ron Chamblin, owner of the city's largest independent bookstore, is in the process of restoring a three story building at 225 North Laura Street. When complete, the 100-year-old building will include six apartments above street level retail.

14. Cowford Chophouse
The restoration of the historic Bostwick Building continues to move forward. Forking Amazing Restaurants intends to convert the structure into an upscale steakhouse restaurant called the Cowford Chophouse. When complete in summer 2016, the two floor dining establishment will feature a rooftop lounge with spectacular views of the city.
15. Riverside YMCA
Construction continues on the new YMCA on Riverside Avenue. The new facility will be 72,000 square feet, about 8,000 square feet bigger than the current one, which was built in the 1950s. Work is expected to take 15 months.

16. Johnstone Supply
Johnstone Supply is investing $650,000 to renovate 500 Park Street into a new 25,494-square foot showroom for the airconditioning business.
17. Peterbrooke Chocolatier
Peterbrooke Chocolatier expects to open its new downtown retail store in the Life of the South Building in November.
18. Akel’s Delicatessen
Akel’s Delicatessen will be opening a new restaurant this fall in the Bank of America Tower's long-closed café space at Laura and Forsyth streets. When the $230,000, 2,111-square-foot restaurant is complete, it will have 75 to 100 seats and serve 7 a.m.-3 p.m. Monday-Friday.

19. JTA Compressed Natural Gas (CNG) station
The JTA continues its efforts to modernize and expand its bus operations facility at 100 North Myrtle Avenue. Improvements include Jacksonville's first government-fleet-use CNG station. The $1.8 million station is being built through a public-private partnership with Clean Energy.
20. Elena Flats
Jack Meeks and his wife, JoAnn Tredennick, recently purchased the Elena Flats building at 122 E. Duval St. They plan to convert the former rooming house into four market-rate apartment units. Barring unforeseen complications, the apartments should be ready for rent in early 2017.
21. Element Bistro+Bar+Lounge/Myths
Nightlife Innovations, LLC. has entered into a five year lease agreement with Liberty Bay, Inc. to take over the old Club TSI location at 333 East Bay Street. Plans are underway on the opening a new mixed-use nightlife venue. Specializing in craft cocktails, Element Bistro+Bar+Lounge, will be located in the front of the building. The rear will be converted into a nightclub and live music venue called Myths.
22. Bark Downtown
Bark Boutique's Jamee Yocum is working on opening a downtown location near the intersection of Adams and Laura Street by the end of the year. The 800-square-foot space next to The Carling will sell dog supplies, accessories and food and will include delivery to high-rises and office buildings.

RIVERSIDE/AVONDALE
23. Takhrai Thai
Mandarin's Takhrai Thai plans to open a new Thai restaurant in Five Points at 1620 Margaret Street. Expected to open in December 2015, the new restaurant will have a different name than the Mandarin location.

24. Hoptinger Bier Garden and Sausage House
Hoptinger Bier Garden and Sausage House will be investing $1 million to build-out a new restaurant and bar in Five Points at 1037 Park Street. The new restaurant is expected to open in spring 2016.

25. IL DESCO
IL DESCO will replace Pele’s Wood Fire at the intersection of Park and King Streets. IL DESCO will serve simple Italian cuisine with a light and fun atmosphere. The menu will consist of lighter portion options, house-made pastas, and will maintain a large selection of crisp wood fired pizzas. IL DESCO will also feature a full raw bar with oysters and seasonal seafood selections. IL DESCO plans to open this fall.

26. Timoti's Seafood Shak
Timoti's Seafood Shak is planning to open a new restaurant at 1018 Park Street in Five Points. Known for their fish tacos, lobster rolls, local and wild caught seafood, Timoti's operates a popular restaurant in Fernandina Beach's historic district.

27. Bearded Buffalo Brewing Company
Scott McAlister has started interior work on the Bearded Buffalo Brewing Company on King Street. When complete, the entertainment venue will offer craft beer, a broad liquor selection, food, bowling and more. The 99-seat restaurant/bar will be located at 1012 King St. between Burger King and Panda House.
28. Happy Grilled Cheese
Happy Grilled Cheese is opening a brick and mortar across the street in the original Cozy Tea space.

29. Summit Contracting Group, Inc.
Padgett Premiere Properties is renovating the exterior of 1000 Riverside Avenue. Padgett paid $3 million for the 9-story building in October 2014. Summit Contracting Group, an affiliate of Padgett, relocated 70 employees from the Southside to the building in January. Padgett is also planning to add first floor retail, such as a high-end gym and sandwich/coffee shop to the building.

30. Bold City Brewery
Expansion efforts to increase brewing capacity at Bold City's Riverside brewery continue. Larger tanks are being installed outside of the structure.

31. Southern Kitchen and Spirits
3638 Park Street was recently demolished by JPM Avondale LLC. JPM Avondale LLC plans to build a 250-seat, 8,071-square-foot restaurant called South Kitchen and Spirits.
32. Wine Down Cigar Lounge
The Wine Down Cigar Lounge by Tobacco Galore will be opening soon at 1070 Edgewood Avenue South in Murray Hill.
33. Magnolia's Pub
1198 South Edgewood Avenue will become the new location of Magnolia's Pub. The family friendly restaurant serving waffle sandwiches, salads, dessert waffles, weekend brunch and pub fare was recently approved for a parking reduction and outside sales of beer, wine and liquor. The new restaurant should open in early 2016.

SPRINGFIELD
34. 348 East Third Street
Take 2 LLC is in the process of renovating a mixed use building at the intersection of 3rd & Walnut. The long abandoned 7,945-square-feet building was built in 1919.
35. Dozier Apartments
Proposed Exterior Elevations
Construction is underway on a 14-unit affordable housing apartment complex at 122 West 8th Street. The proposed multi-family infill project will be developed by Operation New Hope.

36. Castle on Klutho Park
Michael Bourre, owner of Bourre Construction Group recently purchased the 106-year-old Drew Mansion, at 245 West Third Street. Bourre plans to renovate the 4,989-square-feet home into a company office and showroom.

37. Main Space
Fashion designer and Jacksonville native Alyssa Key is planning to turn 1101 Main Street into a mix of uses. Uses include a co-op space representing the arts, studios upstairs and retail (maybe a coffee shop) downstairs, event space in the back and possibly a food truck yard on the empty lot. Main Space is expected to open Summer 2016.
38. The Jacobs Building
The long vacant Jacobs Building at 115 West 2nd Street is being renovated into apartments by Accelerated Contractors. The 6,315 square foot building was built in 1906. The renovation project is expected to cost $650,000.
39. Crispy's - 1735 North Main Street
Owner John Crispens plans to invest $300,000 to build-out the space at 1735 N. Main St. as an Italian-themed restaurant and bar, art gallery and dry cleaning service. Originally, the Akra Bros. department store, the 5,850-square-foot space will feature a 150-seat restaurant that will be open for breakfast, lunch and dinner, seven days a week. Crispy's is expected to open late 2015.

This historic apartment building is in the process of being renovated at 1739 North Walnut Street.

Every week, it appears that more restoration and residential infill projects are getting underway in Springfield.
SAN MARCO
42. Interstate 95 Overland Bridge
The Florida Department of Transportation (FDOT) began January 14, 2013 to replace the series of overpasses that carry traffic over Hendricks, Kings and Montana avenues along 2.3 miles of I-95 near downtown Jacksonville in Duval County. Known as the Overland Bridge project, it will improve traffic flow along the I-95 corridor just south of the Fuller Warren Bridge. I-95 will be widened to provide an additional lane for southbound traffic. As the project is built, traffic will use parallel roadways, which upon completion of the I-95 bridge structures, will remain and provide additional capacity for traffic between the Fuller Warren Bridge and north of Emerson Street. The $227 million project is estimated to be completed in mid 2016.

43. Ronald McDonald House
Construction continues on a 3-story addition at the Ronald McDonald House. Located near Nemours Children's Hospital, the $7.6 million project will add 27,671 square feet and 24 rooms to the existing 30-bedroom facility.
44. Daily's Convenience Store
Construction continues on a Daily's convenience store and gas station along Atlantic Boulevard at Farragut Place. Daily's plans to open a 5,000-square-foot store that will include 16 fueling positions and covered outdoor cafe style seating along Atlantic Boulevard.

45. Hollingsworth Showroom
Worth Turner recently acquired the former Peterbrooke chocolate factory at 1458 San Marco Boulevard. Turner plans to move the Hollingsworth Showroom into the building's first floor. The Hollingsworth Showroom, features high-end kitchen, bath, tile and lighting and is currently located at 1903 Hendricks Avenue.
46. The Bearded Pig
Chad Munsey and Michael Schmidt plan to open a barbeque restaurant called the Bearded Pig at 1224 Kings Ave.

Exterior upgrades are being made to 1533 San Marco Boulevard.
48. M.D. Anderson Cancer Center
Land clearing efforts are underway on the future site of the MD Anderson Cancer Center. When complete in 2017, the 200,000-square foot cancer center will be the third such partnership between M.D. Anderson and a U.S. hospital system. M.D. Anderson has a similar partnership with a hospital in Brazil.
49. Baptist Health
Exterior renovations continue on Baptist Health's downtown campus.
50. Grease Rags Clothing Company
The Grease Rags Clothing Company will be opening a new location on San Marco Boulevard near European Street Cafe.
51. 1721 Atlantic Boulevard
Improvements are being made to 1721 Atlantic Boulevard. Built in 1974, the 7,752 square foot office building was purchased by TG Atlantic Boulevard LLC earlier this year.

Scott McAlister has started interior work on the Bearded Buffalo Brewing Company on King Street. When complete, the entertainment venue will offer craft beer, a broad liquor selection, food, bowling and more. Padgett Premiere Properties is renovating the exterior of 1000 Riverside Avenue. Padgett paid $3 million for the 9-story building in October 2014. Summit Contracting Group, an affiliate of Padgett, relocated 70 employees from the Southside to the building in January. Padgett is also planning to add first floor retail, such as a high-end gym and sandwich/coffee shop to the building.

Fashion designer and Jacksonville native Alyssa Key is planning to turn 1101 Main Street into a mix of uses. Uses include a co-op space representing the arts, studios upstairs and retail (maybe a coffee shop) downstairs, event space in the back and possibly a food truck yard on the empty lot. Main Space is expected to open Summer 2016.
38. The Jacobs Building
The long vacant Jacobs Building at 115 West 2nd Street is being renovated into apartments by Accelerated Contractors. The 6,315 square foot building was built in 1906. The renovation project is expected to cost $650,000.
39. Crispy's - 1735 North Main Street
Owner John Crispens plans to invest $300,000 to build-out the space at 1735 N. Main St. as an Italian-themed restaurant and bar, art gallery and dry cleaning service. Originally, the Akra Bros. department store, the 5,850-square-foot space will feature a 150-seat restaurant that will be open for breakfast, lunch and dinner, seven days a week. Crispy's is expected to open late 2015.

42. Interstate 95 Overland Bridge
The Florida Department of Transportation (FDOT) began January 14, 2013 to replace the series of overpasses that carry traffic over Hendricks, Kings and Montana avenues along 2.3 miles of I-95 near downtown Jacksonville in Duval County. Known as the Overland Bridge project, it will improve traffic flow along the I-95 corridor just south of the Fuller Warren Bridge. I-95 will be widened to provide an additional lane for southbound traffic. As the project is built, traffic will use parallel roadways, which upon completion of the I-95 bridge structures, will remain and provide additional capacity for traffic between the Fuller Warren Bridge and north of Emerson Street. The $227 million project is estimated to be completed in mid 2016.

Construction continues on a 3-story addition at the Ronald McDonald House. Located near Nemours Children's Hospital, the $7.6 million project will add 27,671 square feet and 24 rooms to the existing 30-bedroom facility.

Worth Turner recently acquired the former Peterbrooke chocolate factory at 1458 San Marco Boulevard. Turner plans to move the Hollingsworth Showroom into the building's first floor. The Hollingsworth Showroom, features high-end kitchen, bath, tile and lighting and is currently located at 1903 Hendricks Avenue.

Chad Munsey and Michael Schmidt plan to open a barbeque restaurant called the Bearded Pig at 1224 Kings Ave.

It will be patterned after Franklin Barbecue, the Austin, Texas, institution where the lines for lunch start at 9 a.m. each day. Beef brisket, which dominates Texas barbecue the way pork shoulders dominate Southeastern barbecue, will be a big part of the menu, he said. But there will there also be ribs, sausage and chicken.
It will be fast casual — order at the counter and the food will be brought to you.
The building is 2,400 square feet, but there are another 3,000 square feet outside, much of it will be covered with seating for about 60, he said. There’s going to be a grassy area with picnic tables, a children’s play area and bicycle parking.
He said he hopes to start construction in June and open in September.

50. Grease Rags Clothing Company
The Grease Rags Clothing Company will be opening a new location on San Marco Boulevard near European Street Cafe.

Improvements are being made to 1721 Atlantic Boulevard. Built in 1974, the 7,752 square foot office building was purchased by TG Atlantic Boulevard LLC earlier this year.
