Urban Construction Update - March 2015
Major construction projects have returned to the landscape of Jacksonville's urban core. Find out where (and more) as we take a brief look at the status of various developments under construction in and around Downtown Jacksonville during the month of March 2015.
Downtown

1. Parador Parking Garage

Future retail build-out if the adjacent Suntrust Tower reaches 65% occupancy.
Construction on the Parador parking garage project is nearing completion, at the intersection of Bay and Hogan Streets. The six-story, $10 million structure will contain 607 parking spaces. Street level retail will be added once the adjacent Suntrust Tower reaches 65% occupancy.



2.JTA Flyer Downtown Bus Rapid Transit Corridor
Broad and Jefferson Streets, between West Bay and State Streets, are being reconstructed as a part of the JTA Flyer Bus Rapid Transit (BRT) project.




3. Jessie Ball duPont Center

Construction on the $20 million Jessie Ball duPont Center is nearing completion. The Jessie Ball duPont Center will serve as the epicenter for Northeast Florida's philanthropic and nonprofit community. The 120,000 square foot building will act as a hub for local nonprofits, stimulating an environment of collaboration within the sector. Additionally, the four-level facility will include retail, conference/meeting spaces, a green roof, and an outdoor patio/terrace area at the intersection of Ocean and Adams Streets.

4. Beaver Street Villas

LaVilla's long closed New Center Hotel at 605 North Broad Street is being renovated by nearby Clara White Mission into street level offices and 16 upper level apartment units.

5. State Attorney's Office
Work is essentially complete on the $26 million reconstruction of the old courthouse as a new home for the State Attorney's Office.



6. New York Steam Laundry Building

Proposed Building Façade
Interior demolition on the redevelopment of the New York Steam Laundry Building is complete. L.B. Jax Development, LLC. plans to convert the 11,000 square foot historic structure into restaurant and office space.

7. Levels
Former New York Jets wide receiver Laveranues Coles Jr.'s plans to convert 323-325 East Bay Street into a three-story restaurant called Levels is underway. Described as an "upscale and grown venue," each floor will feature a bar and stage for live music.

8. Super Food & Brew
Buildout is underway at Super Food Truck's new brick & mortar restaurant at the 11 East Forsyth Building. The restaurant is expected to open in Spring 2015.


9. 220 Riverside

Construction of the 220 Riverside mixed-use development at the intersection of Riverside Avenue and Forest Street nears completion. 220 Riverside will feature 18,000 square feet of retail and 294 apartment units overlooking a public space (Unity Plaza) when complete in 2015. In addition, Philadelphia-based award-winning celebrity chef Kevin Sbraga, will open his first venue outside of Philadelphia at 220 Riverside.

10. The Brooklyn Riverside

Construction continues on Pollack Shores Real Estate Group's Brooklyn Riverside development. The $24.8 million infill project will consist of 310 apartment units when complete. Plans call for 185 one-bedroom and 125 two-bedroom units.

11. Brooklyn Station

Construction continues on retail outparcels at Brooklyn Station. Future tenants in the $14.7 million 49,870 square foot retail center include Zoes Kitchen, Burrito Gallery, Burger Fi and The Hyppo Gourmet Ice Pops.

12. Carlson Dental Group
Carlson Dental Group will become a new tenant at EverBank Plaza, located at 501 Riverside Avenue. Carlson will occupy 6,414 square feet of retail space at Riverside Avenue and Edison Avenue.

13. Laura Apartments
Ron Chamblin, owner of the city's largest independent bookstore, is in the process of restoring a three story building at 225 North Laura Street. When complete, the 100-year-old building will include six apartments above street level retail.

14. Jersey Mike's Subs
Jersey Mike's Subs is in the process of opening a new restaurant in the SunTrust Tower at 76 South Laura Street.

15. Hertz Car Rental
Hertz Car Rental is opening a new location in the former Firehouse Subs location at 1 West Adams Street.

RIVERSIDE/AVONDALE

16. Peterson’s Five & Dime

The large empty space last occupied by Fuel Coffeehouse in Five Points has a new owner. The Harbinger Sign Company's CEO Steve Williams intends to renovate the space into a mixed-use development.
17. 904 Margaret Street
Lane Architecture is renovating 904 Margaret Street for office use on both floors. The 2,833-square foot, two story structure was originally built in 1916.


18. Nourish Juice Bar/Elements Hookah Lounge
Nouris Juice Bar (1510 King Street) and Elements Hookah Lounge (1512 King Street) will soon open in Riverside's Park & King District.

19. Happy Grilled Cheese
Happy Grilled Cheese is opening a brick and mortar across the street in the original Cozy Tea space.

High-end Japanese restaurant Kaika Teppanyaki, and the Hot Wok Chinese restaurant are opening soon at the Five Points Village.

21. 1034 Park Street
The former Caribbean Connections space at 1034 Park Street is in the process of being converted into a bar.

22. Princess Patch Spa
The Princess Patch Girls Spa will be opening soon at 3325 Plymouth Street in Murray Hill.

SPRINGFIELD

23. 122 West 8th Street

Proposed Exterior Elevations
Land clearing efforts are underway on a 14-unit affordable housing apartment complex at 122 West 8th Street. The proposed multi-family infill project will be developed by Operation New Hope.

24. Northeast Regional Transportation Management Center
Construction continues on the Florida Department of Transportation's Northeast Regional Transportation Management Center. The building will be on the campus of state office complex near State and Jefferson Streets.


25. Luna Food Store
Luna Food Store will be opening soon on West 8th Street, near UF Health Jacksonville.

26. Julius Guinyard Park & Pool
Renovation work is underway on the City of Jacksonville's Julius Guinyard Swimming Pool on Jefferson Street, in the neighborhood formerly known as Sugar Hill. Constructed in 1951, the swimming pool was originally called "Blodgett Homes Pool" and is one of the oldest public pools in the City of Jacksonville. In 2006, the park was renamed after Mr. Julius Guinyard a former City Parks employee.

27. 1330 North Laura Street
This 4-unit apartment building at 1330 North Laura Street is in the process of being renovated.

28. The Jacobs Building
The long vacant Jacobs Building at 115 West 2nd Street is being renovated for multi-family use.

29. Serenity Tea and Hookah Lounge
The Serenity Tea and Hookah Lounge plans to gradually open and restore 1715 North Main Street. The lounge will offer a variety of foods and desserts, as well as wine, beer, tea and coffee. The shop will also offer free Wi-Fi, live music, entertainment and, of course, a vast array of hookah flavors.

30. Springfield Restorations and New Construction
Every week, it appears that more restoration and residential infill projects are getting underway in Springfield.







SAN MARCO

31. I-95 Overland Bridge




32. Ronald McDonald House
Site preparation for a 3-story addition at the Ronald McDonald House continues. Located near Nemours Children's Hospital, the $7.6 million project will add 27,671 square feet and 24 rooms to the existing 30-bedroom facility.
Construction is nearing completion on a $10 million, 6,000-square foot office for First Citizens Bank & Trust Company on San Marco Boulevard.


33. Underwood Jewelers
Underwood Jewelers in San Marco Square is currently being renovated.

34. Beer:30
Beer:30, a small craft beer store in Riverside, will be opening a new store and tap room in San Marco.The store will be located at 1543 San Marco Blvd. and is expected to open soon.

35. Kitchen of San Marco
Education Corporation of America, which owns Virginia College, plans to open a fully-staffed teaching restaurant in the Southeast in the former Oral Explosions building at 1402 San Marco Boulevard. Students at Culinard, The Culinary Institute of Virginia College, will train at the Kitchen on San Marco, which will feature local and regional foods and employ a professional staff of about 40 people. The Kitchen on San Marco is expected to open during the first week of April 2015.

36. 1550 Hendricks Avenue
This small retail center at 1550 Hendricks Avenue is being renovated by Mago Shopping Center, LLC.
