Urban Construction Update - June 2015
Major construction projects have returned to the landscape of Jacksonville's urban core. Find out where (and more) as we take a brief look at the status of various developments under construction in and around Downtown Jacksonville during the month of June 2015.
Downtown
1. Parador Parking Garage
Future retail build-out if the adjacent Suntrust Tower reaches 65% occupancy.
Construction on the Parador parking garage project is nearing completion, at the intersection of Bay and Hogan Streets. The six-story, $10 million structure will contain 607 parking spaces. Street level retail will be added once the adjacent Suntrust Tower reaches 65% occupancy.
2.JTA Flyer Downtown Bus Rapid Transit Corridor
Broad and Jefferson Streets, between West Bay and State Streets, are being reconstructed as a part of the JTA Flyer Bus Rapid Transit (BRT) project. When complete, the corridor will include dedicated bus lanes for new high frequency bus routes (10-15 minute headways) connecting downtown with The Avenues, Regency Square, Orange Park Mall, and the Walmart at Lem Turner and I-295.
3. First Stop Urgent Care
A walk-in medical clinic with a location in Jacksonville Beach is planning to open a second treatment center Downtown.
First Stop Urgent Care Clinic has leased space along West Adams Street in The Elks Building. Jenkins Construction Inc. applied for a permit to build out the 772-square-foot space at a cost of $104,356. The clinic should open in July.

4. Beaver Street Villas
LaVilla's long closed New Center Hotel at 605 North Broad Street is being renovated by nearby Clara White Mission into street level offices and 16 upper level apartment units.

6. New York Steam Laundry Building
Proposed Building Façade
Interior demolition on the redevelopment of the New York Steam Laundry Building is complete. L.B. Jax Development, LLC. plans to convert the 11,000 square foot historic structure into restaurant and office space.

7. Levels
Former New York Jets wide receiver Laveranues Coles Jr.'s plans to convert 323-325 East Bay Street into a three-story restaurant called Levels are underway. Described as an "upscale and grown venue," each floor will feature a bar and stage for live music.
8. Sweet Pete's Expansion
CNBC's "The Profit" Marcus Lemonis has verbally agreed to purchase two buildings off Hogan Street for the expansion of Sweet Pete’s Candy and The Candy Apple Café & Cocktails.The buildings include the former Federal Reserve Bank of Atlanta at 424 North Hogan St.and Farah's Uptown Deli at 502 North Hogan St. Sweet Pete's plans to renovate and utilize the structures for classroom, retail, and private event space for Sweet Pete’s and The Candy Apple Café. Renovations are anticipated to begin immediately following the closing of the purchase agreements.

9. Peterbrooke Chocolatier
Jacksonville-based candy company, Peterbrooke Chocolatier is in the process of opening a 1,488-square-foot store in the Life of South Building, at the intersection of West Bay and Laura Streets.

10. Upstairs at Da Real Ting
Upstairs at Da Real Ting is coming soon to 128-2 West Adams Street.
11. Unity Plaza and 220 Riverside
Construction of the 220 Riverside mixed-use development at the intersection of Riverside Avenue and Forest Street continues. 220 Riverside will feature 18,000 square feet of retail and 294 apartment units overlooking a public space (Unity Plaza) when complete later this year. In addition, Philadelphia-based award-winning celebrity chef Kevin Sbraga, will open the Brooklyn Commons at 220 Riverside. While construction continues, 220 Riverside's first residents began moving in on May, 4, 2015.

12. The Brooklyn Riverside
Construction continues on Pollack Shores Real Estate Group's Brooklyn Riverside development. The $24.8 million infill project will consist of 310 apartment units when complete. Plans call for 185 one-bedroom and 125 two-bedroom units.

13. Brooklyn Station
Construction continues on retail outparcels at Brooklyn Station. Future tenants in the $14.7 million 49,870 square foot retail center include Zoes Kitchen, Burrito Gallery, Burger Fi, The Hyppo Gourmet Ice Pops, Navy Federal Credit Union, and The Pink Nickel.

14. Jacksonville Regional Transportation Center
Construction is underway on the JTA's Jacksonville Regional Transit Center's (JRTC) BRT stations at the Skyway's Convention Center station.
15. Laura Apartments
Ron Chamblin, owner of the city's largest independent bookstore, is in the process of restoring a three story building at 225 North Laura Street. When complete, the 100-year-old building will include six apartments above street level retail.

16. Cowford Chophouse
The restoration of the historic Bostwick Building is finally underway. Forking Amazing Restaurants intends to convert the structure into an upscale steakhouse restaurant called the Cowford Chophouse. When complete in summer 2016, the two floor dining establishment will feature a rooftop lounge with spectacular views of the city.
17. Riverside YMCA
More than a year after the groundbreaking ceremony, construction is underway on the new YMCA on Riverside Avenue. The new facility will be 72,000 square feet, about 8,000 square feet bigger than the current one, which was built in the 1950s. Work is expected to take 15 months.

Johnstone Supply is investing $650,000 to renovate 500 Park Street into a new 25,494-square foot showroom for the airconditioning business.
RIVERSIDE/AVONDALE
19. Bakery Ribault
Riverside's Bakery Ribault is in the process of moving to 813 Lomax Street in Five Points. The new retail location is expected to open in early Summer.

The large empty space last occupied by Fuel Coffeehouse in Five Points has a new owner. The Harbinger Sign Company's CEO Steve Williams intends to renovate the space into a mixed-use development.
21. IL DESCO
IL DESCO will replace Pele’s Wood Fire at the intersection of Park and King Streets. IL DESCO will serve simple Italian cuisine with a light and fun atmosphere. The menu will consist of lighter portion options, house-made pastas, and will maintain a large selection of crisp wood fired pizzas. Pattaya Thai is in the process of opening a new restaurant at 1526 King Street.
23. Bearded Buffalo Brewing Company
Scott McAlister has started interior work on the Bearded Buffalo Brewing Company on King Street. When complete, the entertainment venue will offer craft beer, a broad liquor selection, food, bowling and more. The 99-seat restaurant/bar will be located at 1012 King St. between Burger King and Panda House.
24. FAB 208 NYC
Women's clothing store FAB 208 NYC will be opening in July 2015 at 3548 St. Johns Avenue.
25. Happy Grilled Cheese
Happy Grilled Cheese is opening a brick and mortar across the street in the original Cozy Tea space.

The Blackhat Vapor Company is opening a new retail location, in the Georberth Building, on the 1100 block of Edgewood Avenue South.
30. Southern Kitchen and Spirits
A demolition permit has been issued for 3638 Park Street. JPM Avondale LLC plans to build a 250-seat, 8,071-square-foot restaurant called South Kitchen and Spirits.
SPRINGFIELD
31. 122 West 8th Street
Proposed Exterior Elevations
Land clearing efforts are underway on a 14-unit affordable housing apartment complex at 122 West 8th Street. The proposed multi-family infill project will be developed by Operation New Hope.

32. Northeast Regional Transportation Management Center
Construction continues on the Florida Department of Transportation's Northeast Regional Transportation Management Center. The building will be on the campus of state office complex near State and Jefferson Streets.

Fashion designer and Jacksonville native Alyssa Key is planning to turn 1101 Main Street into a mix of uses. Uses include a co-op space representing the arts, studios upstairs and retail (maybe a coffee shop) downstairs, event space in the back and possibly a food truck yard on the empty lot.
36. The Jacobs Building
The long vacant Jacobs Building at 115 West 2nd Street is being renovated for multi-family use.
37. Crispy's - 1735 North Main Street
Owner John Crispens plans to invest $300,000 to build-out the space at 1735 N. Main St. as an Italian-themed restaurant and bar, art gallery and dry cleaning service. Originally, the Akra Bros. department store, the 5,850-square-foot space will feature a 150-seat restaurant that will be open for breakfast, lunch and dinner, seven days a week. Crispy's is expected to open in August 2015.

Every week, it appears that more restoration and residential infill projects are getting underway in Springfield.
SAN MARCO
40. Interstate 95 Overland Bridge
The Florida Department of Transportation (FDOT) began January 14, 2013 to replace the series of overpasses that carry traffic over Hendricks, Kings and Montana avenues along 2.3 miles of I-95 near downtown Jacksonville in Duval County. Known as the Overland Bridge project, it will improve traffic flow along the I-95 corridor just south of the Fuller Warren Bridge. I-95 will be widened to provide an additional lane for southbound traffic. As the project is built, traffic will use parallel roadways, which upon completion of the I-95 bridge structures, will remain and provide additional capacity for traffic between the Fuller Warren Bridge and north of Emerson Street. The $227 million project is estimated to be completed in mid 2016.

41. Ronald McDonald House
Construction continues on a 3-story addition at the Ronald McDonald House. Located near Nemours Children's Hospital, the $7.6 million project will add 27,671 square feet and 24 rooms to the existing 30-bedroom facility.
42. Daily's Convenience Store
Land clearing efforts are underway for a Daily's convenience store and gas station along Atlantic Boulevard at Farragut Place. Daily's plans to open a 5,000-square-foot store that will include 16 fueling positions and covered outdoor cafe style seating along Atlantic Boulevard.

43. Hollingsworth Showroom
Worth Turner recently acquired the former Peterbrooke chocolate factory at 1458 San Marco Boulevard. Turner plans to move the Hollingsworth Showroom into the building's first floor. The Hollingsworth Showroom, features high-end kitchen, bath, tile and lighting and is currently located at 1903 Hendricks Avenue.

46. M.D. Anderson Cancer Center
Land clearing efforts are underway on the future site of the MD Anderson Cancer Center. When complete in 2017, the 200,000-square foot cancer center will be the third such partnership between M.D. Anderson and a U.S. hospital system. M.D. Anderson has a similar partnership with a hospital in Brazil.

Every week, it appears that more restoration and residential infill projects are getting underway in Springfield.
SAN MARCO
40. Interstate 95 Overland Bridge
The Florida Department of Transportation (FDOT) began January 14, 2013 to replace the series of overpasses that carry traffic over Hendricks, Kings and Montana avenues along 2.3 miles of I-95 near downtown Jacksonville in Duval County. Known as the Overland Bridge project, it will improve traffic flow along the I-95 corridor just south of the Fuller Warren Bridge. I-95 will be widened to provide an additional lane for southbound traffic. As the project is built, traffic will use parallel roadways, which upon completion of the I-95 bridge structures, will remain and provide additional capacity for traffic between the Fuller Warren Bridge and north of Emerson Street. The $227 million project is estimated to be completed in mid 2016.

41. Ronald McDonald House
Construction continues on a 3-story addition at the Ronald McDonald House. Located near Nemours Children's Hospital, the $7.6 million project will add 27,671 square feet and 24 rooms to the existing 30-bedroom facility.
42. Daily's Convenience Store
Land clearing efforts are underway for a Daily's convenience store and gas station along Atlantic Boulevard at Farragut Place. Daily's plans to open a 5,000-square-foot store that will include 16 fueling positions and covered outdoor cafe style seating along Atlantic Boulevard.

43. Hollingsworth Showroom
Worth Turner recently acquired the former Peterbrooke chocolate factory at 1458 San Marco Boulevard. Turner plans to move the Hollingsworth Showroom into the building's first floor. The Hollingsworth Showroom, features high-end kitchen, bath, tile and lighting and is currently located at 1903 Hendricks Avenue.
44. The Bearded Pig
Chad Munsey and Michael Schmidt opening a barbeque restarant called the Bearded Pig at 1224 Kings Ave.

It will be patterned after Franklin Barbecue, the Austin, Texas, institution where the lines for lunch start at 9 a.m. each day. Beef brisket, which dominates Texas barbecue the way pork shoulders dominate Southeastern barbecue, will be a big part of the menu, he said. But there will there also be ribs, sausage and chicken.
It will be fast casual — order at the counter and the food will be brought to you.
The building is 2,400 square feet, but there are another 3,000 square feet outside, much of it will be covered with seating for about 60, he said. There’s going to be a grassy area with picnic tables, a children’s play area and bicycle parking.
He said he hopes to start construction in June and open in September.

45. 1604 San Marco Boulevard
Renovation work is underway at 1604 San Marco Boulevard. The project is located at the intersection of Lasalle Street and San Marco Boulevard.
46. M.D. Anderson Cancer Center
Land clearing efforts are underway on the future site of the MD Anderson Cancer Center. When complete in 2017, the 200,000-square foot cancer center will be the third such partnership between M.D. Anderson and a U.S. hospital system. M.D. Anderson has a similar partnership with a hospital in Brazil.
47. Baptist Health
Renovations continue on Baptist Health's downtown campus.
