1. Parador Parking Garage

Future retail build-out if the adjacent Suntrust Tower reaches 65% occupancy.
Construction on the Parador parking garage project is nearing completion, at the intersection of Bay and Hogan Streets. The six-story, $10 million structure will contain 607 parking spaces. Street level retail will be added once the adjacent Suntrust Tower reaches 65% occupancy.

2.JTA Flyer Downtown Bus Rapid Transit Corridor
Broad and Jefferson Streets, between West Bay and State Streets, are being reconstructed as a part of the JTA Flyer Bus Rapid Transit (BRT) project. When complete, the corridor will include dedicated bus lanes for new high frequency bus routes (10-15 minute headways) connecting downtown with The Avenues, Regency Square, Orange Park Mall, and the Walmart at Lem Turner and I-295.

3. Jessie Ball duPont Center

Construction on the $20 million Jessie Ball duPont Center is nearing completion. The Jessie Ball duPont Center will serve as the epicenter for Northeast Florida's philanthropic and nonprofit community. The 120,000 square foot building will act as a hub for local nonprofits, stimulating an environment of collaboration within the sector. Additionally, the four-level facility will include retail, conference/meeting spaces, a green roof, and an outdoor patio/terrace area at the intersection of Ocean and Adams Streets.

Former New York Jets wide receiver Laveranues Coles Jr.'s plans to convert 323-325 East Bay Street into a three-story restaurant called Levels are underway. Described as an "upscale and grown venue," each floor will feature a bar and stage for live music.

Construction of the 220 Riverside mixed-use development at the intersection of Riverside Avenue and Forest Street continues. 220 Riverside will feature 18,000 square feet of retail and 294 apartment units overlooking a public space (Unity Plaza) when complete later this year. In addition, Philadelphia-based award-winning celebrity chef Kevin Sbraga, will open his first venue outside of Philadelphia at 220 Riverside. While construction continues, 220 Riverside's first residents will begin moving in on May, 4, 2015.

Ron Chamblin, owner of the city's largest independent bookstore, is in the process of restoring a three story building at 225 North Laura Street. When complete, the 100-year-old building will include six apartments above street level retail.

29. Julius Guinyard Park & Pool
Renovation work is underway on the City of Jacksonville's Julius Guinyard Swimming Pool on Jefferson Street, in the neighborhood formerly known as Sugar Hill. Constructed in 1951, the swimming pool was originally called "Blodgett Homes Pool" and is one of the oldest public pools in the City of Jacksonville. In 2006, the park was renamed after Mr. Julius Guinyard a former City Parks employee.

32. Crispy's - 1735 North Main Street
Owner John Crispens plans to invest $300,000 to build-out the space at 1735 N. Main St. as an Italian-themed restaurant and bar, art gallery and dry cleaning service. Originally, the Akra Bros. department store, the 5,850-square-foot space will feature a 150-seat restaurant that will be open for breakfast, lunch and dinner, seven days a week. Crispy's is expected to open in August 2015.

34. Interstate 95 Overland Bridge
The Florida Department of Transportation (FDOT) began January 14, 2013 to replace the series of overpasses that carry traffic over Hendricks, Kings and Montana avenues along 2.3 miles of I-95 near downtown Jacksonville in Duval County. Known as the Overland Bridge project, it will improve traffic flow along the I-95 corridor just south of the Fuller Warren Bridge. I-95 will be widened to provide an additional lane for southbound traffic. As the project is built, traffic will use parallel roadways, which upon completion of the I-95 bridge structures, will remain and provide additional capacity for traffic between the Fuller Warren Bridge and north of Emerson Street. The $227 million project is estimated to be completed in mid 2016.

Site preparation for a 3-story addition at the Ronald McDonald House continues. Located near Nemours Children's Hospital, the $7.6 million project will add 27,671 square feet and 24 rooms to the existing 30-bedroom facility.
Construction is nearing completion on a $10 million, 6,000-square foot office for First Citizens Bank & Trust Company on San Marco Boulevard.

29. Julius Guinyard Park & Pool
Renovation work is underway on the City of Jacksonville's Julius Guinyard Swimming Pool on Jefferson Street, in the neighborhood formerly known as Sugar Hill. Constructed in 1951, the swimming pool was originally called "Blodgett Homes Pool" and is one of the oldest public pools in the City of Jacksonville. In 2006, the park was renamed after Mr. Julius Guinyard a former City Parks employee.

Owner John Crispens plans to invest $300,000 to build-out the space at 1735 N. Main St. as an Italian-themed restaurant and bar, art gallery and dry cleaning service. Originally, the Akra Bros. department store, the 5,850-square-foot space will feature a 150-seat restaurant that will be open for breakfast, lunch and dinner, seven days a week. Crispy's is expected to open in August 2015.

34. Interstate 95 Overland Bridge
The Florida Department of Transportation (FDOT) began January 14, 2013 to replace the series of overpasses that carry traffic over Hendricks, Kings and Montana avenues along 2.3 miles of I-95 near downtown Jacksonville in Duval County. Known as the Overland Bridge project, it will improve traffic flow along the I-95 corridor just south of the Fuller Warren Bridge. I-95 will be widened to provide an additional lane for southbound traffic. As the project is built, traffic will use parallel roadways, which upon completion of the I-95 bridge structures, will remain and provide additional capacity for traffic between the Fuller Warren Bridge and north of Emerson Street. The $227 million project is estimated to be completed in mid 2016.

35. Ronald McDonald House
Site preparation for a 3-story addition at the Ronald McDonald House continues. Located near Nemours Children's Hospital, the $7.6 million project will add 27,671 square feet and 24 rooms to the existing 30-bedroom facility.
Construction is nearing completion on a $10 million, 6,000-square foot office for First Citizens Bank & Trust Company on San Marco Boulevard.
