Urban Construction Update - October 2014

Major construction projects have returned to the landscape of Jacksonville's urban core. Find out where (and more) as we take a brief look at the status of various developments under construction in and around Downtown Jacksonville during the month of October.
Downtown





1. Parador Parking Garage


Future retail build-out if the adjacent Suntrust Tower reaches 65% occupancy.

Construction slowly progresses on the Parador parking garage project at the intersection of Bay and Hogan Streets. The six-story, $10 million structure will contain 607 parking spaces. Street level retail will be added once the adjacent Suntrust Tower reaches 65% occupancy.










2.Palmetto Place

Construction continues on the addition of assisted living dorms added to Palmetto Place at 450 Palmetto Street.








3. Southbank Riverwalk



Construction on the reconstruction of the Southbank Riverwalk continues.

4. Jessie Ball duPont Center



Construction on the Jessie Ball duPont Center continues to move forward. The Jessie Ball duPont Center will be developed within the iconic Haydon Burns Library building that was completed in 1965 and designed by architect Taylor Hardwick. When complete in late 2014/early 2015, the Jessie Ball duPont Center will serve as the epicenter for Northeast Florida's philanthropic and nonprofit community. The 120,000 square foot building will act as a hub for local nonprofits, stimulating an environment of collaboration within the sector.

Plans call for the structure's precast concrete fins, glazed brick mural, and mosaic tiles will be repaired and restored as close as possible to their original condition as a part of the $20 million project. Additionally, the four-level facility will include retail, conference/meeting spaces, a green roof, and an outdoor patio/terrace area at the intersection of Ocean and Adams Streets.

5. Beaver Street Villas



LaVilla's long closed New Center Hotel at 605 North Broad Street is being renovated by nearby Clara White Mission into street level offices and 16 upper level apartment units.

6. Jimmy John's Gourmet Sandwiches

Jimmy John's will expand into a 1,400 space in the Elk's Building at the corner of Adams and Laura Streets. The restaurant is expected to open in January 2015.

7. State Attorney's Office

Work continues on the $26 million reconstruction of the old courthouse as a new home for the State Attorney's Office. Construction is estimated to be completed in Fall 2014.








8. New York Steam Laundry Building


Proposed Building Façade

Interior demolition on the redevelopment of the New York Steam Laundry Building is complete. L.B. Jax Development, LLC. plans to convert the 11,000 square foot historic structure into restaurant and office space.

9. Levels

Former New York Jets wide receiver Laveranues Coles Jr. plans to convert 323-325 East Bay Street into a three-story restaurant called Levels are underway. Described as an "upscale and grown venue", each floor will feature a bar and stage for live music.






10. Sweet Pete's

Construction on the conversion of the former Seminole Club building into Sweet Pete's candy factory and store continues. According to Sweet Pete's website, this new 22,000 square foot facility will offer the ultimate candy experience. In addition to offering confectionaries and gifts, this new location will also host an event center, education center, party rooms and daily factory tours, as well as a full service restaurant.The project should be completed in November 2014.

















11. 220 Riverside



Construction of the 220 Riverside mixed-use development at the intersection of Riverside Avenue and Forest Street continues. 220 Riverside will feature 18,000 square feet of retail and 294 apartment units overlooking a public space (Unity Plaza) when complete in 2015. In addition, Philadelphia-based award-winning celebrity chef Kevin Sbraga, will open his first venue outside of Philadelphia at 220 Riverside.

12. The Brooklyn Riverside



Construction continues on Pollack Shores Real Estate Group's Brooklyn Riverside development. The $24.8 million infill project will consist of 310 apartment units when complete. Plans call for 185 one-bedroom and 125 two-bedroom units.

13. Brooklyn Station



Fresh Market opened on September 24th while construction on Regency Center's Brooklyn Station at 150 Riverside Avenue. Announced tenants in the $14.7 million 49,870 square foot retail center include Zoes Kitchen, The Hair Cuttery, Lucy's Gift Boutique, Burrito Gallery, Burger Fi, the Corner Bakery Café, Navy Federal Credit Union, and The Hyppo Gourmet Ice Pops.

14. Carlson Dental Group

Carlson Dental Group will become a new tenant at EverBank Plaza, located at 501 Riverside Avenue. Carlson will occupy 6,414 square feet of retail space at Riverside Avenue and Edison Avenue.







15. CROP Creative Media



CROP Creative Media, a full-service video production and post-production company in Jacksonville, Florida, is relocating its office to 1024 Kings Avenue in San Marco. Construction is nearing completion.

16. Laura Apartments

Ron Chamblin, owner of the city's largest independent bookstore, is in the process of restoring a three story building at 225 North Laura Street.  When complete, the 100-year-old building will include six apartments above street level retail.

17. Urban Grind Coffee Company

The Urban Grind Coffee Company will be opening a second downtown location in the historic Drew Building, at 45 West Bay Street, in November.








RIVERSIDE/AVONDALE





18. Choban Grill Fast Greek

19. Alewife

Alewife will move into the former Riverside Liquors and Village Wine Shop and open in December. The 2,574-square-foot bar will offer more than 400 different beers for retail sale as well as a tasting bar consisting of six draft lines of continually rotating American craft beer.

20. 1037 Park Street

Interior demolition is underway on the former Fuel Coffeehouse, in preparation for a new tenant at 1037 Park Street. The project, which includes the removal of asbestos and lead in the 10,772-square foot structure, is being developed by TBB LLC. Realco Recycling Co., Inc. is the demolition contractor.






21. Southern Roots Filling Station



Southern Roots Filling Station is planned at 1275 King Street. Adjacent to Pele's Wood Fire and Beer:30, it will be a coffee shop and health food store.

22. Happy Grilled Cheese

Happy Grilled Cheese is opening a brick and mortar across the street in the original Cozy Tea space.

23. Silver Cow/The Annex

The Silver Crow, which opened earlier this year at Park & King, has plans to expand into an adjacent storefront. Called The Annex, the new space will have games and roughly 30 craft beer taps. The Annex is anticipated to be open this fall.

24. Five Points Village

The shell of Riverside's Five Points Village shopping center was completed earlier this summer. Now the center is attracting tenants. M Shack, a popular local burger chain plans to open by the end of the year. Construction is also underway on Kaika Teppanyaki, a high-end Japanese restaurant. Hot Wok, a Chinese restaurant, has signed a lease as well.

SPRINGFIELD





25. Serenity Tea and Hookah Lounge

Serenity Tea and Hookah Lounge plans to open at 1715 North Main Street in September. The lounge will offer a variety of foods and desserts, as well as wine, beer, tea and coffee. The shop will also offer free Wi-Fi, live music, entertainment and, of course, a vast array of hookah flavors.

26. 122 West 8th Street


Proposed Exterior Elevations

Land clearing efforts have ceased on a 14-unit affordable housing apartment complex at 122 West 8th Street. The proposed multi-family infill project will be developed by Operation New Hope.

27. Terrawise Homes

TerraWise Homes continues to add energy efficient infill residences in Springfield.










28. Wing Time

217 W. 8th St (former Caribbean Stone) is being remodeled into Wing Time, which is a local chain.






29. Historic Restorations

Several historic restoration projects are underway throughout Springfield. The images below illustrate some of the work being done in the historic district.

















30.  1101 Main Street (1st & Main)

The former "The Pearl" night club building at 1st & Main will be renovated into a yoga studio, juice bar, arts and community space.






31. Birdhouse Café

The Birdhouse Café plans to open in September at 1827 N Pearl St. The cafe will offer food, live music, beer and wine.






32. Julius Guinyard Park & Pool

Renovation work is underway on the City of Jacksonville's Julius Guinyard Swimming Pool on Jefferson Street, in the neighborhood formerly known as Sugar Hill. Constructed in 1951, the swimming pool was originally called "Blodgett Homes Pool" and is one of the oldest public pools in the City of Jacksonville. In 2006, the park was renamed after Mr. Julius Guinyard a former City Parks employee.








33. 1735 North Main Street

1735 North Main Street has recently been purchased. The building will be converted into a premier art gallery for local artist.









SAN MARCO






34. Kitchen of San Marco

Education Corporation of America, which owns Virginia College, plans to open a fully-staffed teaching restaurant in the Southeast in the former Oral Explosions building at 1402 San Marco Boulevard. Students at Culinard, The Culinary Institute of Virginia College, will train at the Kitchen on San Marco, which will feature local and regional foods and employ a professional staff of about 40 people. Originally, it was anticipated that the Kitchen on San Marco would open in early January 2014.  Current plans call for a Spring 2015 opening.

35. 1848 Naldo Avenue

Renovations are nearing completion on this historic apartment complex within walking distance of San Marco Square.






36. Southside Tennis Courts

The Southside Tennis Court complex on Hendricks Avenue is currently being reconstructed.








37. First Citizens Bank & Trust Company

Construction is underway on a $10 million, 6,000-square foot office for First Citizens Bank & Trust Company on San Marco Boulevard. The location will also serve as the local headquarters for the Raleigh, N.C. bank.
