Beaches Construction Update - September/October 2014
Here's an update on a few new business openings and construction projects currently underway in the Jacksonville-Neptune-Atlantic Beaches area.
1. Ocean Terrace
Richmond America is developing a 59 home project called Ocean Terrace at 440 South Beach Parkway.
The homes will range from 2,250 t0 3,050 square feet and start in the $400,000s.

2. Emergency Animal Clinic
An emergency animal clinic is being constructed at 301 Jacksonville Drive.
3. 1115 11th Avenue South
Two infill three story townhomes, being development by Sea Breeze Homes of Florida, Inc., are nearing completion at 1115 11th Avenue South.

4. The Beaches Regional Library
The Beaches Regional Library at 600 3rd Street in Neptune Beach is currently being renovated.

5. 2nd South Ocean
Construction is wrapping up on 2nd South Ocean at 116 Second Avenue South. The development features 22 two bedroom/two bathroom apartments.

6. BluWater Row Apartments
TriBridge Residential is constructing a 170-unit luxury apartment complex called BluWater Row at 711 Beach Boulevard. The end product at BluWater will feature a pool, leasing center, parking garage, and a rooftop deck.

7. Channelside Townhomes
SH Design Homebuilders, based in Jacksonville Beach, is building 30 townhomes with boat slips on the former Lighthouse Grille site — which is south of Beach Boulevard on Hopson Road, on the east side of the Intracoastal Waterway.

8. 228 3rd Avenue North
An office building housing Paul Hinder Dental Office appears to finally be completed at the intersection of 3rd Avenue North and Second Street North.

9. World of Beer
World of Beer is said to be process of opening their second Jacksonville area location in a space formerly occupied by Yogaberry and Mambo's at 311 Third Street.

10. Ocean City Church
Ocean City Church appears to be the latest tenant to come to this recently renovated shopping center at 102 6th Avenue North.

11. 814 1st Street North
18 residential condominiums at 814 1st Street North appear to be complete, along with the reconstruction of 1st Street North.

12. Sea Chasers Restaurant
Sea Chasers Restaurant is under construction at 831 First Street North in Jacksonville Beach.

Multifamily residential infill is being developed by Castle Corporation of Jacksonville at 1125-1127 North 1st Street.

14. Blacksheep Surf and Sport
The building housing Blacksheep Surf and Sport is being renovated at 3rd Street South and 5th Avenue South.
15. Town Center Restaurant/Retail/Office
Southcoast Beaches, LLC. is constructing a new mixed-use structure at 241 Atlantic Boulevard, in the Beaches Town Center. While the location anticipates restaurants, retail stores, and office space, no obvious business has been established yet.

16. 913 Second Street South
913 2nd Street South, a 22 unit apartment development, appears to be complete.

17. Pablo Towers Addition
A 22,000 square foot three story addition is being constructed at Pablo Towers. The new building will include a 15-bed assisted living facility, a commercial kitchen, and activities/dining room space.
18. Panera Bread

Panera Bread 2.0 is being constructed at 9301 Atlantic Boulevard in Atlantic Beach. According to a recent Jax Daily Record article, Panera 2.0 is:

Panera 2.0 is an investment in the customer enabled by technology to reduce wait times, improve order accuracy and minimize or eliminate crowding.
Panera 2.0 separates the experience for “to go” and “eat in” guests. It includes:
• An ordering option called Rapid Pick-Up that allows customers to place an online or mobile order from their office, car, work or home, up to five days in advance, and pick up their food at a pre-determined time without waiting in line.
• An in-cafe dining option that allows customers to place an online or mobile order within
the bakery-cafe and have the
meal delivered directly to their table.
• An ordering option from iPad kiosks, which are available in addition to cashier stations so that wait time is reduced.
• At the kiosks, and through the web or mobile app, guests can save customizations, past orders, and “favorites” for easy ordering on their next visit.
• New digital ordering processes are enabled by an online ordering web function on panerabread.com and a mobile app that allow customers to store their purchase history and credit-card information for future use.
• Dine-in guests will have their meal delivered to their table by an associate using an electronic table locator.
• For customers who have ordered their food “to go,” Panera 2.0 bakery-cafes will be equipped with a special “to go” pick-up area, featuring dedicated seating, an order-status monitor providing real-time information as orders are prepared and completed, and shelf space, all to facilitate easy pick up.
“To go” guests can claim their food without waiting in line, using a travel path through the cafe different from that of “eat in” customers.

19. JPMorgan Chase & Company
JPMorgan Chase & Company will open a bank branch soon in an outparcel at Seminole Shoppes on Atlantic Boulevard in Neptune Beach.

20. Penman Plaza Brownfield Site
Penman Plaza Associates, LLLP is remediating buried solid waste on the Penman Plaza property in Neptune Beach. Upon completion, the property will be redeveloped for use as a retail facility.

21. The Wurst Bier Garden and Sausage House
The Wurst Bier Garden and Sausage House will be opening soon at 100 1st Street North.
22. Graffiti Junktion
Graffiti Junktion, an Orlando 'gourmet craft burger' restaurant has signed a lease to open its first North Florida restaurant at 265 Fifth Avenue. The restaurant will have 160-seats.
23. 204 North 4th Avenue
Construction activity appears to be underway at this Jacksonville Beach Community Redevelopment Agency parcel at 204 North 4th Avenue.
24. The Cottages at Jax Beach
Six beach-style single family homes ranging from 2,800 to 3,300 square feet are being built on 1st Street North, between 10th and 9th Avenue North.
25. The Views of Harbortown Apartments
Construction on the Views of Harbortown Apartments continues to progress. When complete, the $40 million luxury multifamily development will feature 298-apartment units along the Intracoastal Waterway.
