Urban Construction Update - July 2014

Major construction projects have returned to the landscape of Jacksonville's urban core. Find out where (and more) as we take a brief look at the status of various developments under construction in and around Downtown Jacksonville during the month of July.
Downtown





1. Parador Parking Garage


Future retail build-out if the adjacent Suntrust Tower reaches 65% occupancy.

Construction continues on the Parador parking garage project at the intersection of Bay and Hogan Streets. The six-story, $10 million structure will contain 607 parking spaces. Street level retail will be added once the adjacent Suntrust Tower reaches 65% occupancy. The garage is expected to be completed by August 2014.








2. JAX Chamber International Plaza



The construction of the JAX Chamber's International Plaza appears to be moving forward again. When this project is completed, the plaza will feature flags from 20 countries whose businesses have a presence in Jacksonville. International Plaza is a part of the JAX Chamber's $2.1 million “Downtown’s New Front Door” redesign, which was initially announced in 2011. The redesign included the renovation of the Chamber's interior, exterior facade and the creation of a new sustainable parking area.






3. Southbank Riverwalk



Construction on the reconstruction of the Southbank Riverwalk continues.

4. Jessie Ball duPont Center



Construction on the Jessie Ball duPont Center continues to move forward. The Jessie Ball duPont Center will be developed within the iconic Haydon Burns Library building that was completed in 1965 and designed by architect Taylor Hardwick. When complete in late 2014/early 2015, the Jessie Ball duPont Center will serve as the epicenter for Northeast Florida's philanthropic and nonprofit community. The 120,000 square foot building will act as a hub for local nonprofits, stimulating an environment of collaboration within the sector.

Plans call for the structure's precast concrete fins, glazed brick mural, and mosaic tiles will be repaired and restored as close as possible to their original condition as a part of the $20 million project. Additionally, the four-level facility will include retail, conference/meeting spaces, a green roof, and an outdoor patio/terrace area at the intersection of Ocean and Adams Streets.

5. Beaver Street Villas



LaVilla's long closed New Center Hotel at 605 North Broad Street is being renovated by nearby Clara White Mission into street level offices and 16 upper level apartment units. It appears that this reconstruction project has come to a standstill over the last few months.

6. EverBank Field

A $63 million renovation of EverBank Field is underway. The project will add a fan area with pools and food and beverage service to the north endzone, along with the world's largest video scoreboards.

7. State Attorney's Office

Work continues on the $26 million reconstruction of the old courthouse as a new home for the State Attorney's Office. Construction is estimated to be completed in Fall 2014.








8. New York Steam Laundry Building


Proposed Building Façade

Interior demolition on the redevelopment of the New York Steam Laundry Building is underway. L.B. Jax Development, LLC. plans to convert the 11,000 square foot historic structure into restaurant and office space.

9. Bighouse

The former Poppy Love Smoke space at 112 West Adams Street will become a gallery/live performance venue called Bighouse. Funding issues have temporarily stalled the project.






10. Sweet Pete's

Marcus Lemonis has closed on the former Seminole Club building, with plans to being construction to convert it into Sweet Pete's candy factory and store. The project should be completed in Fall 2014.











11. 220 Riverside



Construction of 220 Riverside continues. 220 Riverside will feature 18,000 square feet of retail and 294 apartment units when complete in 2014.

12. The Brooklyn Riverside



Vertical construction is underway on Pollack Shores Real Estate Group's Brooklyn Riverside. The $24.8 million infill development will consist of a 310 apartment units when complete. Plans call for 185 one-bedroom and 125 two-bedroom units.

13. Brooklyn Station



Construction on Regency Center's Brooklyn Station continues at 150 Riverside Avenue. Announced tenants in the 49,870 square foot retail center include Fresh Market, Zoes Kitchen, The Hair Cuttery, and Jacksonville's first Corner Bakery Café. The $14.7 million Brooklyn-area retail center is expected to open in Fall 2014.

14. Carlson Dental Group

Carlson Dental Group has become a new tenant at EverBank Plaza, located at 501 Riverside Avenue. Carlson will be occupying 6,414 square feet of retail space along Riverside Avenue.







15. Hourglass Pub

A new bar called Hourglass Pub will be coming soon to 345 East Bay Street. The project's contractor is Braughton Construction Inc. A July 13, 2014 opening is planned.






16. CROP Creative Media



CROP Creative Media, a full-service video production and post-production company in Jacksonville, Florida, is relocating its office to 1024 Kings Avenue in San Marco later this summer.

RIVERSIDE/AVONDALE





17. Goozlepipe & Guttyworks

Construction continues on King Street's Goozlepipe and Guttyworks.  The estimated value of the project is $1.5 million. Located at 914 King Street, Goozlepipe and Guttyworks will be a Steampunk-themed restaurant and bar.

18. Riverside Liquors

Riverside Liquors has plans to relocate from Five Points to 6,700 square feet of space on King Street. The King Street location will include a retail store, a bar and a dining room. The project should be completed by the end of August.

19. Southern Roots Filling Station



Southern Roots Filling Station is planned at 1275 King Street. Adjacent to Pele's Wood Fire and Beer:30, it will be a coffee shop and health food store.

20. Happy Grilled Cheese

Happy Grilled Cheese is opening a brick and mortar across the street in the original Cozy Tea space.

21. Willowbranch Public Library

Water intrusion repairs are being made to the historic Willow Branch Library at 2875 Park Street.






22. Silver Cow/The Annex

The Silver Crow, which opened earlier this year at Park & King, has plans to expand into an adjacent storefront. Called The Annex, the new space will have games and roughly 30 craft beer taps. The Annex is anticipated to be open around September.

23. Five Points Village

The shell of Riverside's Five Points Village shopping center was completed earlier this summer. Now the center is attracting tenants. M Shack, a popular local burger chain plans to open by the end of the year. Construction is also underway on Kaika Teppanyaki, a high-end Japanese restaurant. Hot Wok, a Chinese restaurant, has signed a lease as well.

MURRAY HILL

24. Maple Street Biscuit Company

Jacksonville's popular Maple Street Biscuit Company will be opening later this month at 1171 Edgewood Avenue in Murray Hill.

25. KNEAD: A Bakeshop/Bold Bean Coffee Roasters

KNEAD: A Bakeshop will be opening in a 1,662 square foot space at 1173 Edgewood Avenue in Murray Hill. Next door, Riverside's popular Bold Bean Coffee Roasters plans to open a 1,400 square foot roasting facility which will include a small storefront space for weekly cuppings, special events and specialty retail.

26. 948 Edgewood Avenue South

A wine bar is going into the storefront formerly occupied by Flowers by Pat at 948 Edgewood Avenue South.







SPRINGFIELD





27. Lampru Apartments

The renovation of Lampru Apartments on Boulevard is now underway.









28. The Weekend Cafe

The Weekend Café will be opening soon at 1855 N Main Street (9th & Main).






29. The Jacobs Building

The long vacant Jacobs Building at 115 West 2nd Street is being renovated for multi-family use.






30. 122 West 8th Street


Proposed Exterior Elevations

Land clearing efforts have ceased on a 14-unit affordable housing apartment complex at 122 West 8th Street. The proposed multi-family infill project will be developed by Operation New Hope.

31. CDC Corporation

The CDC Corporation is in the process of renovating 1501 North Main Street into their main offices. CDC Corp is a non-profit organization which purchases properties in need of renovation, typically puts $25-$40k into them for builders grade renovations, and sells for fair market value. CDC Corp works all around the NE FL area, and hopes to renovate and sell about 100 houses in 2014.






32. Wing Time

217 W. 8th St (former Caribbean Stone) is being remodeled into Wing Time, which is a local chain.






33. Sargent Cycle Products

Sargent's Cycle Products is expanding it's business in Springfield. They're located at 1036 Hubbard Street and are a major supplier for custom motorcycle products in North America. Work on a two story space that will more than double their capacity has begun on Hubbard.

34.  1101 Main Street (1st & Main)

The former "The Pearl" night club building at 1st & Main will be renovated into a yoga studio, arts and community space.






35.  252 East 8th Street

This vacant auto repair shop at 8th & Liberty was recently sold and will be used as an art studio.






36. Julius Guinyard Park & Pool

Renovation work is underway on the City of Jacksonville's Julius Guinyard Swimming Pool on Jefferson Street, in the neighborhood formerly known as Sugar Hill. Constructed in 1951, the swimming pool was originally called "Blodgett Homes Pool" and is one of the oldest public pools in the City of Jacksonville. In 2006, the park was renamed after Mr. Julius Guinyard a former City Parks employee.








37. 1735 North Main Street

1735 North Main Street has recently been purchased. The building will be converted into a premier art gallery for local artist.







SAN MARCO




38. Subway Restaurant

A Subway restaurant is being built at1325 San Marco Blvd. 0001. The $50,000, 1,300 square foot interior build-out is being done by South Pointe Construction & Development.






39. 1670 San Marco Boulevard

A ladies consignment shop called Bella's Closet will be opening soon at 1670 San Marco Boulevard.






40. JPMorgan Chase & Company

Construction continues on the development of a 5,320-square-foot Chase Bank at 1515 Atlantic Blvd., between Hendricks and Thacker Avenues. SM Ventures Inc. is the property owner and Boos Development Group of Clearwater is the developer.






41. Independent Beauty Professionals

Independent Beauty Professionals (IBP) is opening a salon in a commercial storefront at 1547 San Marco Boulevard.







42. Affairs of San Marco

Affairs of San Marco party retail store will be opening a new location adjacent to the San Marco Theatre in San Marco Square. The store is expected to open in August.







43. First Citizens Bank & Trust Company

Construction is underway on a $10 million, 6,000-square foot office for First Citizens Bank & Trust Company on San Marco Boulevard. The location will also serve as the local headquarters for the Raleigh, N.C. bank.
