1. Parador Parking Garage

Future retail build-out if the adjacent Suntrust Tower reaches 65% occupancy.
The Parador parking garage project is now under construction at the intersection of Bay and Hogan Streets. The six-story, $10 million structure will contain 607 parking spaces. Street level retail will be added once the adjacent Suntrust Tower reaches 65% occupancy. The garage is expected to be completed by August 2014.

2. JAX Chamber International Plaza

Construction is underway on the JAX Chamber's International Plaza. The public space will feature flags from 20 countries whose businesses have a presence in Jacksonville. International Plaza is a part of the JAX Chamber's $2.1 million “Downtown’s New Front Door” redesign, which was initially announced in 2011. The redesign included the renovation of the Chamber's interior, exterior facade and the creation of a new sustainable parking area.

3. Southbank Riverwalk

Phase one of the reconstruction of the Southbank Riverwalk is underway. Phase one involves the demolition of the former Jacksonville Maritime Museum and Jacksonville History Center buildings.

4. Jessie Ball duPont Center

Construction on the Jessie Ball duPont Center is now underway. The Jessie Ball duPont Center will be developed within the iconic Haydon Burns Library building that was completed in 1965 and designed by architect Taylor Hardwick. When complete in late 2014/early 2015, the Jessie Ball duPont Center will serve as the epicenter for Northeast Florida's philanthropic and nonprofit community. The 120,000 square foot building will act as a hub for local nonprofits, stimulating an environment of collaboration within the sector.
Plans call for the structure's precast concrete fins, glazed brick mural, and mosaic tiles will be repaired and restored as close as possible to their original condition as a part of the $20 million project. Additionally, the four-level facility will include retail, conference/meeting spaces, a green roof, and an outdoor patio/terrace area at the intersection of Ocean and Adams Streets.

5. The J&J Bar and Judge & Jury
The "J&J Bar" and the "Judge and Jury" restaurant will be coming soon to 410 Broad St., Suite 101. Foufam LLC, whose managers are James and Macie Foutch, will operate the businesses.

6. Beaver Street Villas
LaVilla's long closed New Center Hotel at 605 North Broad Street is being renovated by nearby Clara White Mission into street level offices and 16 upper level apartment units.

7.801-825 West Forsyth Street
801-825 West Forsyth Street are in the process of being renovated for future uses. These buildings are two of three buildings between the Jacksonville Terminal and Jefferson Street that date back to the days of "Railroad Row" and the Ward Street red light district.

8. State Attorney's Office
Work is underway on the $26 million reconstruction of the old courthouse as a new home for the State Attorney's Office. Construction is estimated to be completed in Fall 2014.

9. Greyhound Bus Station

The Jacksonville Transportation Authority, in coordination with Greyhound, plans to construct a new $6 million bus terminal on West Adams Street, near Johnson Street. According to the initial plan, Greyhound would pay $46,000 each year for a 40-year lease on the new building, which would be completed in 2014. However, Greyhound and JTA are involved in a disagreement at the moment, which is delaying funding to complete the project.

10. Engine 15 Brewing

Engine 15 Brewing recently purchased two historic warehouses at 601 and 633 Myrtle Avenue for a new brewery, tap room, outdoor beer garden and cannery. The new brewery will increase Engine 15's annual production from 1,000 barrels to 10,000 barrels. The brewery is expected to open in three months.

Construction on Regency Center's Shoppes on Riverside is now underway at 150 Riverside Avenue. The 49,870 square foot retail center will be anchored by Fresh Market in addition to Jacksonville's first Corner Bakery Café. 17. Corner Taco
Corner Taco will be the latest local food truck to open a brick-and-mortar space. Corner Taco has signed a 10-year lease to occupy the Gina's Deli space at 818 Post Street in Five Points. The new venue is anticipated to open soon.

20. Five Points Village Shopping Center
The reconstruction of the fire-damaged Five Points Village shopping center at 1012 Margaret Street continues to move forward. When complete, the strip center will consist of 17,287-square-foot retail building on 1.29 acres between Forest and Post streets. The developer is Retail Properties Inc.; Peter Sleiman is the president of Retail Properties.

In September 2013, TAPS Bar & Grill announced plans to open a new location on the corner of Park and Dancy Streets in Avondale. According to the Florida Times-Union, Taps offers more than 50 beers on tap, including brews from Intuition Ale Works, Green Room Brewing and Bold City Brewery, plus a rotating selection of beers as well. The restoration of 2320 North Liberty Street in the Springfield Warehouse District is underway. 2320 North Liberty Street was built for the Sherwin-Williams Company in 1930. Sherwin-Williams was founded by Henry Sherwin and Edward Willians in Cleveland, OH in 1866. Currently, the building's owner is making facility improvements that include pouring new concrete floors and improving the infrastructure.

35. Julius Guinyard Park & Pool
Renovation work is underway on the City of Jacksonville's Julius Guinyard Swimming Pool on Jefferson Street, in the neighborhood formerly known as Sugar Hill. Constructed in 1951, the swimming pool was originally called "Blodgett Homes Pool" and is one of the oldest public pools in the City of Jacksonville. In 2006, the park was remnamed after Mr. Julius Guinyard a former City Parks employee.

36. The Kitchen on San Marco
Education Corporation of America, which owns Virginia College, plans to open a fully-staffed teaching restaurant in the Southeast in the former Oral Explosions building at 1402 San Marco Boulevard. Students at Culinard, The Culinary Institute of Virginia College, will train at the Kitchen on San Marco, which will feature local and regional foods and employ a professional staff of about 40 people. Originally, it was anticipated that the Kitchen on San Marco would open in early January 2014. However, renovations for the project have not started as of the week of January 19th.

37. JPMorgan Chase & Company
Construction continues on the development of a 5,320-square-foot Chase Bank at 1515 Atlantic Blvd., between Hendricks and Thacker Avenues. SM Ventures Inc. is the property owner and Boos Development Group of Clearwater is the developer.

38. Veloce Pizzeria
Veloce Pizzeria Napoletana plans to open at 1406 Hendricks Avenue, at the Nira Street intersection. Veloce (Italian for "quick" or "fast") will have seating for more than 150, including a 50-plus-seat bar area and 32-seat enclosed patio.
A description of the restaurant is provided on their facebook site:

4. Jessie Ball duPont Center

Construction on the Jessie Ball duPont Center is now underway. The Jessie Ball duPont Center will be developed within the iconic Haydon Burns Library building that was completed in 1965 and designed by architect Taylor Hardwick. When complete in late 2014/early 2015, the Jessie Ball duPont Center will serve as the epicenter for Northeast Florida's philanthropic and nonprofit community. The 120,000 square foot building will act as a hub for local nonprofits, stimulating an environment of collaboration within the sector.
Plans call for the structure's precast concrete fins, glazed brick mural, and mosaic tiles will be repaired and restored as close as possible to their original condition as a part of the $20 million project. Additionally, the four-level facility will include retail, conference/meeting spaces, a green roof, and an outdoor patio/terrace area at the intersection of Ocean and Adams Streets.

5. The J&J Bar and Judge & Jury

9. Greyhound Bus Station

The Jacksonville Transportation Authority, in coordination with Greyhound, plans to construct a new $6 million bus terminal on West Adams Street, near Johnson Street. According to the initial plan, Greyhound would pay $46,000 each year for a 40-year lease on the new building, which would be completed in 2014. However, Greyhound and JTA are involved in a disagreement at the moment, which is delaying funding to complete the project.

Engine 15 Brewing recently purchased two historic warehouses at 601 and 633 Myrtle Avenue for a new brewery, tap room, outdoor beer garden and cannery. The new brewery will increase Engine 15's annual production from 1,000 barrels to 10,000 barrels. The brewery is expected to open in three months.

The reconstruction of the fire-damaged Five Points Village shopping center at 1012 Margaret Street continues to move forward. When complete, the strip center will consist of 17,287-square-foot retail building on 1.29 acres between Forest and Post streets. The restoration of 2320 North Liberty Street in the Springfield Warehouse District is underway. 2320 North Liberty Street was built for the Sherwin-Williams Company in 1930. Sherwin-Williams was founded by Henry Sherwin and Edward Willians in Cleveland, OH in 1866. Currently, the building's owner is making facility improvements that include pouring new concrete floors and improving the infrastructure.

35. Julius Guinyard Park & Pool
Renovation work is underway on the City of Jacksonville's Julius Guinyard Swimming Pool on Jefferson Street, in the neighborhood formerly known as Sugar Hill. Constructed in 1951, the swimming pool was originally called "Blodgett Homes Pool" and is one of the oldest public pools in the City of Jacksonville. In 2006, the park was remnamed after Mr. Julius Guinyard a former City Parks employee.

36. The Kitchen on San Marco
Education Corporation of America, which owns Virginia College, plans to open a fully-staffed teaching restaurant in the Southeast in the former Oral Explosions building at 1402 San Marco Boulevard. Students at Culinard, The Culinary Institute of Virginia College, will train at the Kitchen on San Marco, which will feature local and regional foods and employ a professional staff of about 40 people. Originally, it was anticipated that the Kitchen on San Marco would open in early January 2014. However, renovations for the project have not started as of the week of January 19th.

38. Veloce Pizzeria
Veloce Pizzeria Napoletana plans to open at 1406 Hendricks Avenue, at the Nira Street intersection. Veloce (Italian for "quick" or "fast") will have seating for more than 150, including a 50-plus-seat bar area and 32-seat enclosed patio.
A description of the restaurant is provided on their facebook site:
