Southside Construction Update - November 2013

A brief look at the status of various projects under construction in and around Jacksonville's Edge City, the Southside, during the month of November.
What is an Edge City?

The term, Edge City, was popularized in the 1991 book Edge City: Life on the New Frontier by Joel Garreau, who established its current meaning while working as a reporter for the Washington Post. Garreau argues that the edge city has become the standard form of urban growth worldwide, representing a 20th-century urban form unlike that of the 19th-century central downtown.

Edge Cities typically consist of mid-rise office towers surrounded by massive surface parking lots and manicured lawns.  Instead of a traditional street grid, their infrastructure networks consist of winding parkways (often lacking sidewalks) that feed into arterial roads and freeway ramps.  They develop at or near freeway intersections and airports and they rarely include heavy industry.  They are large geographically because they are built at automobile scale.

Edge Cities are impossible without the automobile. In Jacksonville, the Southside, specially the JTB corridor, has developed into our first true Edge City. Because the Southside is our only emerging Edge City and in the midst of a development boom, we have decided to expand our monthly construction updates to include this area of Jacksonville.

November 2013 Construction Update




1. The Hacienda

Perimeter Realty's The Hacienda, on Baymeadows Road East will bring 300 multifamily units to the area.  Perimeter recently completed the 252-unit Cabana Club multifamily development on a site across the street.








2.Spyglass

With the construction of The Hacienda nearing completion, Perimeter Realty has moved forward with the land clearing for another multi-family development across the street. Called Spyglass, this project will bring an additional 220 apartments to the area.









3. The Hawthorne

The construction of the Hawthorne by Arlington Properties of Birmingham, AL is nearing completion. Located at 8150 Point Meadows Drive, this development add 239 units to the Southside's increasing apartment inventory. The Hawthorne is adjacent to Twin Lakes Middle School at I-295 and Baymeadows Road.








4. Vistakon Inc.

Contact lense manufacturer Vistakon Inc. is expanding its distribution center from its current 661,174 square-foot building to 765,401 square feet, an addition of 104,227 square feet. The expansion will add 100 jobs to the 1,800 the company currently employes.

5. Lost Lake Apartments

P.A.C. Land Development Corporation of Winter Park's $14.5 million, three story apartment complex at 8681 A.C. Skinner Parkway will include 280 garden-style units when complete.








6. Southpoint Cancer Center

A $3.4 million, 13,000-square foot medical office building with a radiation treatment facility is under construction at 7017 A.C. Skinner Parkway.






7. Cancer Specialists of North Florida

Cancer Specialists of North Florida, has started construction on a $4.5 million, 12,081 square foot building at 7015 A.C. Skinner Parkway.









8. Deerwood Lake Lofts

Deerwood Lake Lofts will add 130 apartment units on an infill site adjacent to Deerwood Lake.  Developed by Inland Diversified Real Estate Services, LLC. of Oak Brook, IL, the four story project will include a five story parking garage.










9. 9734 Deer Lake Court

A new restaurant/bar appears to be coming to 9734 Deer Lake Court.  This space had been previously occupied by Cruiser's Grill and Brass Monkey Tapas Bar.








10. BurgerFi/Vision Works

Rimrock Devlin is in the process of building a $950,000, 7,500 square foot retail building at the Markets at Town Center shopping center.  The development's tenants will include Vision Works and BurgerFi. BurgerFi is a South Florida-based upscale, all-natural burger chain that serves burgers, hot dogs, frozen treats and craft beer and wine. Construction is expected to be completed by the end of the year.

11. The Four at Deerwood Apartment Homes

Lennar Multifamily Investments' $23 million, 316 unit The Four at Deerwood Apartment Homes is under construction next to Tattersall at Tapestry Park.











12. Moxie Kitchen + Cocktails

The wait is over for Chef Tom Gray's new Moxie Kitchen + Cocktails venture at St. Johns Town Center.  The highly anticipated restaurant opens this week. According to their facebook page, Soft Opening reservations are being taken for November 25-27.







13. Nordstrom - St. Johns Town Center Phase III

Construction is underway on the third phase of St. Johns Town Center.  Plans include a two-level 124,000 square foot Nordstrom and 36,000 square feet of retail shops.










In addition to the Nordstrom wing, Zoës Kitchen will open soon at 4624 Town Crossing Drive at St. Johns Town Center.




14. 5000 Town

5000 Town is a 130-unit apartment community being developed by Bove LLC and Remi Properties, Inc. at the St. Johns Town Center. The $18 million project is nearing completion.






15. Gate Petroleum

Gate Petroleum is in the process of building a new gas station at the intersection of Town Center Parkway and St. Johns Bluff Road near Interstate 295 East Beltway.






16. University of North Florida Osprey Clubhouse

Ground has broken on Osprey Clubhouse. When complete, it will contain a 24-hour restaurant, pool, game room, mail and laundry facilities.

17.Mayo Clinic Expansion

Two additional floors and 90 beds are being added to the Jacksonville campus of Mayo Clinic to meet growing demand.  The $80 million expansion will result in 400 new jobs at Mayo.
