Suburban Jacksonville: Flagler Center

Originally known as Gran Park, Flagler Center is a 1,022-acre business park near the Interstate 95/St. Augustine Road interchange in Jacksonville's Southside.

The business park sits on land Flagler Development purchased from the Williams family. J.R. and J.W. Williams of Bayard owned most of the undeveloped land in the area during the mid-20th century and utilized it for timber and cattle. The development is home to major employers such as Baptist Medical Center South and Citicorp.  It contains over 1.4 million-square feet of office and industrial space. In 2011, FSCJ purchased a 10-acre tract at Flagler Center Boulevard and Old St. Augustine Road for $3.6 million.  FSCJ plans to develop a $20 million academic center that will be called the Bartram Center. Flagler Center is also entitled for an additional 2.4 million square feet of office, 150,000 square feet of retail, 410 multifamily units, and 130 hotel rooms.

Baptist Medical Center South & Lakeside

Baptist Medical Center South and Lakeside anchor the west portion of Flagler Center. Baptist Medical Center South is a 196-bed hospital and 180,000 square foot medical office complex. The 31.9-acre medical center opened in 2005. Lakeside is a five building complex featuring 601,168 square feet of office space. Tenants include Beeline, Centex Homes, and Web.com. Outparcels in this area are occupied by Courtyard by Marriott, Starbucks and Applebee's.

Flagler Center

Flagler Center is a seven building, 757,328-square feet of office/industrial space with rail access to the Florida East Coast Railway. Tenants include Siemens, Ashley Furniture, and the YMCA. Flagler Center is developed around a 350,000-square foot warehouse operated by Lakeland-based Saddle Creek Corporation. The building was originally constructed as a Florida parts warehouse for General Motors, who relocated from an older warehouse at Baymeadows Road and Philips Highway.  General Motors closed their Flagler Center parts warehouse in 2009 as a part of their 2008 Chapter 11 bankruptcy filing.

Citicorp, GSA & Flagler Station

Future growth in Flagler Center will occur along the State Road 9B and Philips Highway/FEC Railway corridors.  While largely undeveloped, this area is home to a 600,000-square foot Citicorp credit card operations center, a U.S. General Services Administration (GSA) immigration services office and a large townhome development by Pulte Homes, Inc.

Citicorp' $93 million center opened in 2005 To help the company relocate from Baymeadows, $2 million in incentives were approved by City Council for the construction of a 1.2 mile, four-lane road to access the site from Philips Highway.  The building will face SR 9B when it's completed in a few years.

The U.S. General Services Administration's (GSA) 51,600-square foot, Class A office building houses immigration services. This building opened in 2012 after the government spent four years looking for a location around Jacksonville, including downtown.

Flagler Station is a townhome community being developed by Bloomfield Hills, MI-based Pulte Homes, Inc. Currently, State Road 9B is being built through this section of Flagler Center.  With land already entitled for new development, this area of Flagler Center could become a hot spot for transit oriented development if JTA is successful at implementing a commuter rail line between Jacksonville and St. Augustine.
