Urban Construction Update - December 2013

Major construction projects have returned to the landscape of Jacksonville's urban core. Find out where (and more) as we take a brief look at the status of various developments under construction in and around Downtown Jacksonville during the month of December.
Downtown





1. Parador Parking Garage


Future retail build-out if the adjacent Suntrust Tower reaches 65% occupancy.

The Parador parking garage project is now under construction at the intersection of Bay and Hogan Streets. The six-story, $10 million structure will contain 607 parking spaces. Street level retail will be added once the adjacent Suntrust Tower reaches 60% occupancy. The garage is expected to be completed by August 2014.






2. The Volstead

115 West Adams will be transformed into downtown's latest bar, The Volstead. The Volstead will be an "upscale bourbon bar with a 1920s theme."

3. 112 East Adams Street

The 112 East Adams Street is being renovated into a multimedia gallery/performance space called BiGHOUSE.






4. JPMorgan Chase & Company



JPMorgan Chase & Company plans to open a downtown Jacksonville bank branch in the Life of South building at the intersection of Laura and Bay Streets.

5. Downtown Cigar Lounge

The Downtown Cigar Lounge plans to open in early 2014 at 11 North Ocean Street. A $60,000 humidor, made of Spanish cedar, will be located on the second floor. The first floor of the building will become a "chic cigar lounge."

6. Southbank Riverwalk



Phase one of the reconstruction of the Southbank Riverwalk is underway. Phase one involves the demolition of the former Jacksonville Maritime Museum and Jacksonville History Center buildings.

7. Levels

Former New York Jets wide receiver Laveranues Coles Jr. plans to convert 323-325 East Bay Street into a three-story restaurant called Levels. Coles describes it as an "upscale and grown venue." Each floor will feature a bar and stage for live music. Construction should start in a few weeks with March 2014 as the anticipated opening date.

8. 343-345 East Bay Street

A new tenant appears to be coming to 343-345 East Bay Street. The space had previously been occupied by What's Good Jacksonville.






9. Mingle City Cafe

Permits have been issued for the addition of handicapped restrooms at 119 Adams Street. The work is being done for a restaurant called Mingle City Cafe.












10. Might As Well Cafe

The Might As Well Cafe is anticipated to move into this street level retail space at 410 Broad Street. The restaurant will serve French-inspired fare and gourmet sandwiches. However, construction of the cafe and additional office/retail space in the historic building continues to be delayed by permitting issues surrounding the historic structure.

11. Beaver Street Villas

LaVilla's long closed New Center Hotel at 605 North Broad Street is being renovated by nearby Clara White Mission into street level offices and 16 upper level apartment units.

12. Gus and Company Shoe Repair & Luggage Shoppe

Gus and Company Shoe Repair & Luggage Shoppe is in the process of relocating from 225 North Laura Street to a new storefront at 228 West Adams Street.

13. State Attorney's Office

Work is underway on the $26 million reconstruction of the old courthouse as a new home for the State Attorney's Office. Construction is estimated to be completed in Fall 2014.








14. Greyhound Bus Station



The Jacksonville Transportation Authority, in coordination with Greyhound, is building a new $6 million bus terminal on West Adams Street, near Johnson Street. Greyhound will pay $46,000 each year for a 40-year lease on the new building. The terminal will be finished in 2014.








15. Engine 15 Brewing

Engine 15 Brewing recently purchased two historic warehouses at 601 and 633 Myrtle Avenue for a new brewery, tap room, outdoor beer garden and cannery. The new brewery will increase Engine 15's annual production from 1,000 barrels to 10,000 barrels. The brewery is expected to open in three months.

16. 220 Riverside



Construction of 220 Riverside continues. 220 Riverside will feature 18,000 square feet of retail and 294 apartment units when complete in 2014.

17. The Brooklyn Riverside



Construction is underway on Pollack Shores Real Estate Group's Brooklyn Riverside. The $24.8 million infill development will consist of a 310 apartment units when complete. Plans call for 185 one-bedroom and 125 two-bedroom units.

18. Shoppes on Riverside



Construction on Regency Center's Shoppes on Riverside is now underway at 150 Riverside Avenue. The 49,870 square foot retail center will be anchored by Fresh Market in addition to Jacksonville's first Corner Bakery Café. The $14.7 million Brooklyn-area retail center is expected to open in Fall 2014.

19. Riverside YMCA



The ground-breaking for the new Riverside YMCA was recently held. The $21 million, 3-story facility will be called Winston Family YMCA when complete in 2014.




Enterprise Car Rental (not numbered)

Enterprise Car Rental is planning to open a new location in the library parking garage at the intersection of Main and Duval Streets.









RIVERSIDE/AVONDALE





20. Bold City Brewery Expansion

Riverside's popular Bold City Brewery is in the process of doubling the size of the their operation. When complete, the five year old brewery will contain 30,000 square feet.

All of the brewing, cellaring and packaging operations will be moving into the new building which will give us a total of 30,000 square feet, which is a lot of room for additional tanks and packaging equipment to be setup. 21. Corner Taco

Corner Taco will be the latest local food truck to open a brick-and-mortar space. Corner Taco has signed a 10-year lease to occupy the Gina's Deli space at 818 Post Street in Five Points. The new venue is anticipated to open in early 2014.

22. 1034 Park Street

The former Caribbean Connections space at 1034 Park Street is in the process of being converted into a bar.






23. Firehouse Subs

Firehouse Subs will be opening soon at 1620 Oak Street. The space was previously occupied by Five Guys Burgers and Fries.






24. Hawkers Asian Street Fare

Orlando-based Hawkers Asian Street Fare plans to open their second location in Five Points in early 2014. Hawkers will be taking over storefronts once occupied by Downtown Divas and a jewelry store. When complete, the restaurant will feature an outdoor dining area near the intersection of Park and Post Streets.

25. Five Points Village Shopping Center

The reconstruction of the fire-damaged Five Points Village shopping center at 1012 Margaret Street continues. When complete, the strip center will consist of 17,287-square-foot retail building on 1.29 acres between Forest and Post streets. The developer is Retail Properties Inc.; Peter Sleiman is the president of Retail Properties.










26. Sun Ray Cinema Expansion

Five Points' Sun Ray Cinema is taking over a former gift shop space, just north of their main Park Street entrance, and adding small 45 seat second screen. A preliminary rendering of the expansion is shown below.

27. Silver Cow

The Silver Cow will be grazing soon at 1506 King Street. The watering hole will feature fine wine, craft beers and ruminations.

28. 7-Eleven Five Points

Construction on a new 2,532-square-foot 7-Eleven convenience store is underway at Margaret and Post streets.

29. Goozlepipe & Guttyworks

Construction continues on King Street's Goozlepipe and Guttyworks.  The estimated value of the project is $1.5 million. Located at 914 King Street, Goozlepipe and Guttyworks will be a Steampunk-themed restaurant and bar.

30. TAPS Bar & Grill

TAPS Bar & Grill plans to open a new location on the corner of Park and Dancy Streets in Avondale. According to the Florida Times-Union, Taps offers more than 50 beers on tap, including brews from Intuition Ale Works, Green Room Brewing and Bold City Brewery, plus a rotating selection of beers as well.

From the kitchen, Taps offers a large selection of salads, sandwiches, burgers, tacos and entrees, ranging from Southern Style Fried Chicken to Bourbon Street Jambalaya to a 12-ounce Prime Rib.

31. Lydia Street Residential Infill Development

Attracted by the revitalization of the Park & King District, Springfield Builders are in the process of constructing seven single family homes on a two acre lot on Lydia Street.

32. Mellow Mushroom

The construction of a new Mellow Mushroom restaurant, at 3601 St. Johns Avenue in Avondale continues.

33. Pulp Juice Bar

Pulp Juice Bar's long awaited second location on Avondale's St. Johns Avenue is moving forward. Building permits were issued in late January.






34. Corrado's Bakery N' Bistro

Corrado's Bakery N' Bistro will be opening soon at 813 Lomax Street.






MURRAY HILL

35. 1171 Edgewood Avenue

A group of investors led by Pine Street/RPS LLC recently acquired 1171 Edgewood Avenue in Murray Hill's First Block. Plans call for several businesses to move into the vacant building.

The largest tenant, 1171 Grill, said to be "an American grill restaurant with a good beer selection," is now open.  1171 Grill also offers gluten-free and vegan options. In addition, Riverside's popular Bold Bean Coffee plans to open a 1,400 square foot roasting facility in the building, which will include a small storefront space for weekly cuppings, special events and specialty retail. A third space is proposed to become a 1,700 square foot restaurant.

SPRINGFIELD






36. CDC Corporation

The CDC Corporation is in the process of renovating 1501 North Main Street into their main offices. CDC Corp is a non-profit organization which purchases properties in need of renovation, typically puts $25-$40k into them for builders grade renovations, and sells for fair market value. CDC Corp works all around the NE FL area, and hopes to renovate and sell about 100 houses in 2014.






37. Wing Time

217 W. 8th St (former Caribbean Stone) is being remodeled into Wing Time, which is a local chain.






38. 2402 North Main Street

The Quad City Sound & Car Accessories building at 2402 North Main Street is being reconfigured to face Main Street.






SAN MARCO




39. The Kitchen on San Marco

Education Corporation of America, which owns Virginia College, plans to open a fully-staffed teaching restaurant in the Southeast in the former Oral Explosions building at 1402 San Marco Boulevard. Students at Culinard, The Culinary Institute of Virginia College, will train at the Kitchen on San Marco, which will feature local and regional foods and employ a professional staff of about 40 people. It is anticipated that the Kitchen on San Marco will open in early January 2014.

40. JPMorgan Chase & Company

Construction is underway on the development of a 5,320-square-foot Chase Bank at 1515 Atlantic Blvd., between Hendricks and Thacker Avenues. SM Ventures Inc. is the property owner and Boos Development Group of Clearwater is the developer.








41. Beach Diner

Beach Diner has recently taking over a space formerly occupied by San Marco Deli. The restaurant is Jacksonville's 4th Beach Diner location.

42. San Marco Station

Panera Bread is now open at the San Marco Train Station development at 1440 Hendricks Avenue. Work is still continuing on the restoration of a 1915 City of South Jacksonville waterworks building into retail/dining space at the Ed Ash development.

43. Veloce Pizzeria

Veloce Pizzeria Napoletana plans to open at 1406 Hendricks Avenue, at the Nira Street intersection. A description of the restaurant is provided on their facebook site:

44. Le Bar

San Marco’s new Le Bar, the successor to Bistro Aix sister concept Onyx, recently opened at 1440 San Marco Boulevard. The restaurant offers guests a range of dining options, all under one roof, in a relaxed, casual setting.

45. 1917 Hendricks Avenue

LCTurner LLC has plans to demolish a residential structure at 1917 Hendricks Avenue. It will be replaced with a two-story, 4,480-square-foot commercial building featuring offices above retail.






46. Premier Open MRI

A building addition is underway at 916 Dante Place's Premier Open MRI.
