Beaches Construction Update: October 2011

Here's a look at new businesses, closings, and renovations this month in the Jacksonville - Neptune- Atlantic Beaches area.
Village Inn


The now-closed diner Village Inn in Atlantic Beach off A1A will soon be a Denny's, according to the grapevine.


Urban Flats




A new Urban Flats restaurant is in the works in the long-vacant lot next to Campeche Bay Cantina on 1st St. S. With its location near The Ritz Bar, The Brix Taproom, and several other popular beach bars, business should be booming from those looking for somewhere a little more mellow, adding another alike venue in the area to share the flood of people that crowd - Mellow Mushroom! This will mark the third location in Jacksonville, along with one on both Southside and nearby Ponte Vedra.


1st Street Project

Some businesses along First Street in Jacksonville Beach are unsure about the upcoming $4.8 million revamp of the thoroughfare while others are certain the work can't start soon enough.

The City Council Monday approved the expenditure for the major overhaul of the street from Beach Boulevard to Fourth Avenue North in hopes of drawing more families and tourists to the area while bolstering commerce.

The project approved by the council is the second phase of the so-called Downtown Vision work. The work on First Street will add brick pavers to replace asphalt and landscaping will help breathe aesthetic life to pedestrian areas of the street. After the work is complete in about a year, the city could add new parking lots and garages.

David Smith, owner of the property where Tento Churracaria Brazilian restaurant is located at 528 N. First St., said he would have preferred the city address the parking issues first.

"I personally think we should do the garages first ... that would generate income" from parking fees, said Smith.
Smith lives and owns a mixed-use commercial and residential building at 130 Fifth Ave. He said the new face lift for downtown Jacksonville Beach won't help drive down the inundation of homeless people in recent years.

Strip on 6th Ave. N.


This strip, that once housed a clerk of courts, has longtime been vacant.


However, this sign has been up for quite some time indicating soon-to-be renovation.


4th Ave. S. & 3rd St.


The same companies have an identical sign up by this vacant building space at the corner of 4th Ave. & 3rd St. S.


33 STAR


This new "Rock and Roll Boutique" retailer is finally making something happen with this longtime vacant - and eclectic - space next to Ginger's Place bar on 3rd Ave. S. & 3rd St. Construction is currently underway. More info at: https://www.thirtythreestar.com/


Metro Diner


Another diner is underway in this space in the plaza at 16th Ave. N. & 3rd St. It replaces the former Rite Spot restaurant, open since the 1920s, that closed in 2010.


Club O


Not much longer after renovating the former Ocean Club to become this, Club O is closed again for interior work.


M Shack


The new restaurant is no longer boarded up. Exterior and interior work has been done daily for the last couple weeks. A slated open date is not officially set. It's the latest concept by Chef Matthew Medure, who owns Matthew's Restaurant in San Marco, among others.


Beaches Town Center


A two-story, mixed-use commercial building is soon to come in this open lot on Atlantic Blvd. in the Beaches Town Center. A final tenant is needed to begin, but plans call for a modern design to house retail, restaurant, and office space. Parking should be expanded in the area as well.




Atlantic Blvd. Plaza


A new shopping center is in the works at this lot facing Atlantic Blvd. next to the Sonic space.




Comic/Game Shop


A new tenant is coming soon to the now defunct phone store that has been sitting vacant in this plaza on 11th Ave. N. & 3rd St.




Seawalk Village Plaza


Some sort of dredging taking place in this plaza off 9th Ave. N. & 3rd St. My guess is parking spaces.
