The Park View Pavilion Coming Soon

The redevelopment of a decade old eyesore at the intersection of State and Main Streets promises to transform the gateway to Springfield.
History

The Park View Inn

The Heart of Jacksonville Hotel during the 1960s.

The Park View opened as a luxury hotel called the Heart of Jacksonville Motor Hotel in 1965.  At the time, the mid century modern motel boasted one of the best skyline views of Jacksonville.  However, the hotel would struggle with I-95 taking traffic away from Main Street and downtown's decline as Jacksonville's commercial epicenter.  During the 1980s, the property briefly operated as the Hacienda Motor Hotel and as the Hospitality Inn, in the 1990s.  In 1998, plans were made to redevelop the 236-room property into a Days Inn franchise.  These plans would not materialize and the hotel was forced to shut down in 2000 for code violations.

The Claude Nolan Cadillac Building

The dealership's legacy actually goes back more than 100 years. Born in Sanford in 1883, Nolan moved to Jacksonville as a child.  He graduated from Duval High School and later, Vanderbilt University.  In 1905, law degree in hand, he returned to Jacksonville, where his father, George Nolan, served as mayor from 1903 until his death in 1906.  Nolan opened his Cadillac Motor Car dealership in a small building on East Church Street and became part of an industry that would grow to be a driving force in the nation's economy.  The Florida land boom was beginning to gather momentum and within a few years, the enterprise expanded to occupy a grand, three-story dealership on Main Street.  This building, built by Nolan in 1910, was designed by Henry J. Klutho, a prominent and prolific Jacksonville architect in the decades following the Great Fire of 1901.  This much admired building continued to serve as the Cadillac dealership's home until 1985 when a new facility was completed on Southside Boulevard.

Park View Pavilion: Changing The Face of State & Main

Phase I

The Park View Inn's existing parking garage will become a part of the new mixed use development.

Phase I includes demolition and clearance of all of the building elements of the existing Park View Motel with the exception of the existing parking garage and structural elements for the first two floors. Once the demolition and clearance operation has been completed, the remaining structure will be cleaned and painted and the exterior concrete edging will be stuccoed. Any holes in wall or floor slabs resulting from the demolition will be patched. The structure will be converted into a parking garage by re-striping the parking stalls, installation of wheel stops and installing safety railing and fencing. The two story covered parking garage will also include 16,000 square feet of retail space along Main Street between State and Orange Streets.

Phase II

The parking provided in Phase 1 will allow redevelopment of other properties in the surrounding area. As a result of this benefit, the owners of Park View Inn have signed a joint venture agreement with the owners of the EHT building (former Claude Nolan Cadillac Building) to jointly market the properties. This will result in the redevelopment of the EHT Building into 45,000 square feet of potential retail, entertainment and residential space.

The existing Park View Inn garage will be modified and expanded to include 350 parking spaces.

New construction retail space and an outdoor plaza will face the corner of Main and State Streets.

Phase II will involve the restoration of Claude Nolan Cadillac complex.
